    Ready to level up your accounting career and become a leader? Totem has an incredible opportunity for a Senior Property Accountant to step into a management role with a prominent REIT.

    Reporting to the Operations Accounting Manager, you'll collaborate with various real estate-focused teams, including Financial Planning and Analysis, Property Management, Development, and Lease Administration. In this role, you'll deliver timely and accurate management reporting and analytical support. You'll supervise a team of property accountants, focusing on their growth and the continuous improvement of accounting processes.

    Responsibilities
    • Lead and mentor a team of property accountants, providing comprehensive training and fostering professional development.
    • Guarantee adherence to financial reporting procedures and timelines.
    • Produce in-depth property-level reporting and variance analysis (monthly and quarterly), including key metrics like Net Operating Income (NOI).
    • Develop and review property accounting budgets, ensuring precision and on-time submission. Analyze budget variances on a regular basis.
    • Support the implementation and maintenance of a property accounting initiative, including the configuration of cost recoveries processes
    • Conduct lease audits, set up, analyze, and review property-related charges (such as CAM and tax) for billing accuracy and efficiency. Assist with resolving tenant discrepancies.
    • Supervise the team's accounting work, with particular attention to lease-related accounting.
    • Timely completion of adjustments, working closely with Property Management to send tenant notices and chargeback billings.
    • Prepare and approve regular journal entries, analyzing any discrepancies between actual costs, budgets, and forecasts.
    • Promote compliance, consistency, and clarity throughout all property accounting functions.
    • Coordinate with auditors (both external and internal) to provide reports and necessary information.
    • Manage key projects, collaborate with other finance teams, and ensure accurate accounting and reporting of metrics.
    • Handle additional projects as assigned by the Operations Accounting Manager.
    Experience Required
    • CPA is required for this role.
    • Minimum of 3 years of experience in a senior accounting role within the real estate industry.
    • In-depth understanding of lease contracts, terms, and clauses.
    • Experience with CAM recovery processes, ideally within retail.
    • Solid comprehension of IFRS property accounting principles.
    • Strong leadership abilities and the capacity to motivate a team.
