Property Manager Job Posting/Description


Duties include overseeing the day-to-day operations of a new purpose-built rental building (with potential for additional properties) in Sarnia, ON.

The Property Manager is responsible for all aspects of managing the property including maintenance, administration, leasing and operations.

The Property Manager is responsible for maintaining and increasing the value of the asset, leading staff and contractors, providing a well-maintained property, excellent customer service and positive resident relationships.

Report to the Director/VP/Owner.


This position requires occasional before/after-hours work to manage emergencies or operational challenges which may occur outside of regular working hours.


Duties include:


  • Conduct regular site inspections, providing documentation and reports (must be adept and efficient with digital reporting)
  • Facilitate the coordination of maintenance work, property services and vendors' activities
  • Regular communication/reporting with Director/VP/Owner regarding status of building operations including construction deficiencies
  • Adhere to operational policies and procedures and assist with development and implementation of new policies and best practices
  • Field resident concerns and feedback and take appropriate action with team members, trades, etc. in order to resolve resident concerns
  • Support and assist building staff to ensure they work effectively
  • Management of operating budget, maintaining or increasing projected revenue and managing overall R & M costs
  • Assists with rent collection, AR and AP duties
  • Processes and approves necessary incident reports, invoices, and administrative service requests
  • Understanding of the Residential Tenancies Act with respect to landlord rights and obligations, for example notice of entry, request of access, etc.
  • Manages resident behavioral situations that may occur, ensuring compliance with the RTA for the reasonable enjoyment of all residents in the building
  • Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including: Residential Tenancy Act, Fire Safety Code, Health and Safety standards, WHMIS, AODA, PIPEDA and Human Rights
  • Respond to emergent situations, including the completion of incident reporting and aims to minimize liability or potential thereof
  • Involvement with resident events and customer experience initiatives
  • Responds to escalated resident concerns and inquiries promptly and courteously
  • Reviews and approves mass and individual resident communication
  • Actively participates in industry related associations to network, share the experiences and acquire knowledge of industry standards and best practices
  • Maintains professional and technical knowledge by attending educational courses, webinars, etc.
  • Any other duties which support the effective management and operation of the building(s)

Skills and Experience:

The Property Manger will have the following skills and experience:

  • Post secondary education, in related field is an asset (ie. Business, Real Estate)
  • 5 or more years experience in a similar role with equitable management responsibilities
  • Experience managing new or luxury builds is a definite asset
  • Knowledge of applicable legislations, codes and regulations related to property management
  • Knowledge and understanding of building systems (HVAC, Fire Protection, Mechanical and Electrical)
  • Extremely strong customer service is a must
  • Solution oriented
  • Strong work ethic and holds oneself accountable to get the job done
  • Demonstrated analytical and problemsolving skills with an attention to detail
  • Excellent organizational and time management skills with the ability to meet deadlines
  • Tech proficient, able to complete digital processes

Additional Details:


Schedule:
Monday to Friday, occasional after hours as required.

Eligible for bonus program

Participation in company benefit program

Must have a valid G driver's license

Location is on-site at building(s) in Sarnia, ON


Job Type:
Part-time

Part-time hours: 24 per week


Salary:
$36,000.00-$45,000.00 per year
