DUE DILIGENCE (PRE-ACQUISITION)

  • Review purchase and sale agreement(s) check expiry dates or for extension amendments.
  • Review any previous submissions to the local municipality regarding permits, development approvals, OPA's or ZBA's, including any supporting materials (traffic reports/planning reports/noise studies/market studies/functional servicing reports, etc.)
  • Obtain Plan of Survey and/or Building Survey from vendor.

CONCEPT DESIGN

  • Retain planning consultant to confirm use, achievable density and building form.
  • Retain architect to provide initial massing design and site layout.
  • Review planning framework in context of concept design and attend a preconsultation meeting with city staff to determine reception to potential development proposal.
  • Retain any other consultants, deemed necessary, to provide any other studies/reports needed to inform any potential cost implications.

DESIGN REFINEMENT AND DEVELOPMENT APPROVALS

  • Create, maintain and track project schedules.
  • Establish and track budget throughout project lifecycle from start to completion.
  • Based on inputs from information received during concept design and from internal stakeholders, refine building and site design (elevations/site plans/floor plans/parking).
  • Engage an internal or external construction manager to review plans and drawings to provide qualified input into building and site design to identify issues or conflicts and provide value engineering solutions.
  • Once all plans, reports and documents are complete, internally reviewed and approved, make submission to local municipality and begin the approval process including, any public meetings, staff meetings, urban design committees, any other agency meetings, meetings with relevant politicians and meetings with specific stakeholder groups.
  • Once development approvals have advanced to the point where enough comfort is achieved regarding the design, preparation of building permit submission package.
  • Post all Letters of Credit, deposits or other securities in conjunction with municipal or other government agency approvals.
  • Complete all agreements in conjunction with municipal or other agency development approvals (site plan agreements, development agreements, Section 37 agreements, Community Benefits agreements, front ending agreements, easements, encroachment agreements, etc.)
  • Engage a municipal lawyer and prep team to attend OMB (now LPAT) hearings in the event that approvals are not achieved at municipal council.
  • Engage outside consultant team (where necessary) to provide inputs on building design (Code, Interior Design, Structural, Electrical, Cost, Mechanical, Shoring, Geotechnical, Envelope etc.) necessary to complete the building permit plans.
  • Engage in pretendering process to obtain costing and seek out value engineering opportunities if any.
  • Refine proforma and make any necessary adjustments as costs are refined during approvals/pre tender process.
  • Coordinate building and site design with internal stakeholder groups (marketing, construction, leasing/sales, property management, etc.)
  • Participate in land owner group meetings to ensure the interest of the client are being represented.

CONSTUCTION AND CLOSE OUT

  • Obtain building permit and pay any required fees and development charges.
  • Secure any offsite agreements needed to perform construction (i.e., temporary encroachments/easements, tieback agreements, crane swing agreements, etc.)
  • Aid in the preparation of tender packages in conjunction with the construction manager.
  • Review tender submissions in conjunction with the construction manager and make recommendation(s) to ownership.
  • Oversee the construction program in conjunction with the construction manager, from an oversight perspective, tracking costs, project progress, change orders, manage cost overruns, provide direction on materials substitutions, etc.
  • Attend site meetings to provide direction as needed
  • Assist in financing process and construction draws.
  • Oversee payment certification and payment processes.
  • Ensure building deficiencies are completed in a timely fashion.
  • Work with commercial tenants to fit out spaces, ensuring they obtain all necessary permits and documents(WSIB, Insurance), before handing over the keys. Monitoring the tenant's progress.
  • Retrieve all outstanding Letters of Credit, deposits or other securities posted for the project.
  • Ensure receipt of all close out documents and "as built" drawings

Salary:
$110,000.00-$120,000.00 per year
