The Job
The Affordable Housing Societies - one of BC's largest not-for-profit affordable housing providers is excited to be seeking an
experienced Landscaper Maintenance Worker for several of our properties.


Reporting to the Property Manager _(with a dotted line to the local Resident Manager,)_ the Landscaper Maintenance Worker
functions as the aesthetic beautifier of the property and grounds. The LMW will provide a landscaped, maintained, safe
environment for residents, visitors, and staff members. The LMW is responsible for the care and condition of the common area
grounds including gardening, planting beds/planters and general site maintenance. The LMW will function as the primary role for
landscaping, safety, and the effective maintenance of the building(s).

living/working in a beautifully constructed and well-maintained and manicured property.

**Key Duties & Responsibilities Include: - Mows grassed areas of the properties weekly in the high season - grass clippings to be mulched or removed

  • Edges (weed whips) properties during each mowing
  • Removes and cleans debris on the property on each visit (debris consists of, but is not limited to fallen tree
- limbs/branches, pinecones, and garbage such as pop cans, coffee cups, paper wrappers etc.)
  • Spring cleanup (consists of pruning as needed, trees, shrubs etc. cleaning grounds and disposing of leaves, debris

- etc.)
  • Plants Spring Annuals, plants perennials when applicable and as needed
  • Creates and maintains fertilizer schedule (fertilizing grass in spring/fall and fertilizing garden beds as needed)
  • Communicates with the Resident Managers regarding machinery maintenance, supplies needed such as tools, mulch
for garden beds, additional plants, and additional work needing a contractor (tree removal, tree/hedge pruning - above0 feet)

  • Coordinates trades as necessary with direction from Resident Manager
  • Ensures machinery (lawn mowers & pressure washer) properly winter proofed annually
  • Uses power blower to clean grounds, walkways, driveways, and common areas
  • Pressure washes common areas, sidewalks, upper decks, courtyards, and exterior of buildings which are accessible
- without the use of ladders
  • Fall cleanup (consists of gathering/removing leaves, pruning and removal/disposal of annual flowers; heavy pruning to
- be contracted with Resident Manager approval)
  • During winter months assists the Resident Managers as needed with snow removal at sites (spreading salt, snow
- removal on stair ways and common sidewalks)
  • Maintains strong positive tenant relations by promptly responding to tenant requests and inquiries regarding
- maintenance or landscaping and keeping Resident Manager updated on tenant communications
  • Assists with facilitating the work required to restore rental suites to a good and clean condition in movein/moveout

  • Ensures curb appeal is consistent with Affordable Housing expectations by maintaining order and appearance of the
common and public areas including vacant units; clearing interior commons areas; keeping grounds, sidewalks,
roadways, and garbage disposal areas clean and free of litter; maintaining the integrity and compliance of recycling
programs

  • Minor maintenance throughout the sites
  • Other related duties as required
**Knowledge, Skills, Abilities and Attributes: - Knowledge and skill to operate machinery needed for landscape maintenance which include but are not limited to lawn

mowers, weed whips, pressure washers, and air compressors

  • Knowledge of safe use of standard maintenance tools and equipment
- which are allowed by law to be used to be applied in the applicable jurisdictions)
  • Some knowledge of the Residential Tenancy Act and Municipal/Provincial compliance regulations
  • Some knowledge of building structures and systems and an ability to recognize and address deficiencies
  • Good oral communication
  • Some computer skills including MS Office
  • Strong work ethic and ability to work unsupervised
**Education, Experience, and Qualifications: - Secondary school diploma or equivalent

  • Minimum one year of experience as a landscaper or gardener at a commercial property
  • Experience as a building service maintenance worker considered an asset
**Mandatory Job Requirements: - Valid driver's license (Class 5) and reliable vehicle for travel throughout Lower Mainland

  • Successfully pass and maintain a Criminal Records Search
