Description
Conterra Restoration Ltd. is looking for a full-time Project Manager to work with their reputable company located in Mississaugua.

***The Project Manager is responsible for generating change orders and increasing the value of the job on an ongoing basis.


The role is also to ensure customer satisfaction as they are the ongoing interface with the client and other external parties.


DUTIES AND RESPONSIBILITIES

Business Development_

  • Discuss new work that might be coming available with Engineers and Clients.
  • Discuss if additional work on existing sites might be happening in the future with Property Managers.
  • Develop project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility
  • Track project performance, specifically to analyze the successful completion of short and longterm goals
  • Track budgetary objectives and make adjustments to project constraints based on financial analysis
  • Manage the relationship with internal resources and external consultants/contractors

Project Administration_

  • Create and maintain comprehensive project documentation
  • Oversee and coordinate detailed project site plan, engineering and landscape design
  • Discuss the Hand-Off notes with the Estimator. Complete the Handoff notes and give a copy to the assigned Foreman for review and discussion during the Kickoff meeting.
  • Attend Pre-Construction meetings.
  • Provide and submit all start up documents and obtain all required permits.
  • Review project tasks ahead of time with Foremen so that they understand work.
  • Manage projects to ensure they meet company goals of quality, budget and profit
  • Monitor legal, contractual and financial aspects of each project and mitigate risks prior to escalation
  • Hire Engineering for shoring and formwork drawings and line up all sub trades.
  • Order materials to arrive on site during the mobilization phase.
  • Check work quantities done by subcontractors to ensure validity, review their invoices and have them revise where needed
  • Communicate with Foremen with scheduling of work.
  • Communicate with subcontractor to properly schedule work.
  • Issue purchase orders to subcontractors and material suppliers to ensure prompt delivery.
  • Review all Safety documentation and ensure that it is provided and reviewed by on site personnel.
  • Attend all progress meetings and update schedules, notifying affected parties.
  • Generate and follow up on change orders.
  • Respond to routine correspondence.
  • Conduct Post Mortems on all jobs that exceed $100,000 in size
  • Perform other duties as assigned

Engineering Standards_

  • Maintain a high level of knowledge and understanding of the work being conducted.
  • Maintain productive and open communication with Engineers and communicate concerns to Foreman.
  • Troubleshoot problems that arise on job site.
  • Generate change orders, if required.

Site and Health & Safety Activities_

  • Inspect the Green Box to ensure that it is orderly, that safety supplies have been replenished and that the Foremen have completed and signed their weekly safety and risk assessment checklists.
  • When you are made aware of a site accident, that you remind the foreman to take the injured party to Conterra's contracted clinic with the correct paperwork.
  • Review the labourers' technical items and assess the site safety.
  • Conduct troubleshooting and problem solving on site with Foreman,
  • Review Conterra's workforce's activities and the activities of the subcontractors.
  • Meet with city inspectors and resolve problems with other external parties' issues with the work being done.
  • Record all extras and Time & Material items.
  • Address and resolve issues relating to damages cause on site or to tenants' cars, representing Conterra in court if necessary.

Progress Billing_

  • Visit job sites during the last full week of the month to measure the work that has been completed.
  • If Engineer requires some changes, discuss them and adjust accordingly. After the Progress Billing file is revised on the server, notify the Office Manager immediately, who will ensure that the invoice is sent out.
  • Follow up as needed, coordinating activities with the Office Assistant's A/R calls.
  • Call the owners to make arrangements to get payment, if necessary.

JOB SPECIFICATIONS/QUALIFICATIONS REQUIRED

  • Minimum of 10 years experience in the development or construction industry, or working in a preconstruction role
  • University Degree or College Diploma in construction, engineering, planning, or architecture
  • Comprehensive knowledge of restoration contracting, commercial and residential building / development / construction industry, customer service relations, and conflict management
  • Excellent time management and organizational ability
  • Comfortable with variable workloads
  • Detail oriented individual who adheres to aggressive timelines
  • Superior organizational, presentation and report writing skills
  • Strong verbal and written commu
