Job Description:


The Assistant Property Manager is a member of the leadership team and a fellow ambassador for our brand and community.


The Assistant Property Manager will work closely with the Property Manager to ensure we consistently uphold our commitment to provide exceptional communities that invite, inspire, and feel like home for our residents.

This role will drive success by assisting to oversee the daily operations of the property and by adhering to Tricon Residentials Standards of Service.

The role will include assisting to ensure successful financial performance, ensuring the property is always rent ready, operational efficiency by maintaining regular communication with residents, overseeing the property administration responsibilities such as rent collection, distribution of RTA notices, organization of accounting and leasing online platforms; managing and supporting the Concierge department and third-party security and, ensuring resident satisfaction in all aspects.

In the absence of the Property Manager, assumes leadership accountability.


Essential Duties and Responsibilities:

  • Ensure that Tricon standards of excellence are maintained and enforced daily i.e., condition of amenity spaces, resident critical path, etc.
  • Provides exemplary customer service to residents, prospects, and guests and represents a professional presence that upholds Tricon Residential's Standards of Service
  • Overseeing property administration team in ensuring and maintaining accurate, uptodate records (including rent rolls, delinquency reports, rental status, move in & move out schedule, etc.), entering data into Yardi an D365 systems, and submitting reports on timely basis
  • Supervise the daytoday operations of the property and direct staff as needed
  • Reviews movein, move out, and renewal documents and files for accuracy and compliance with company and government policies and ensures it is entered timely into Yardi and D365
  • Ensures residents files are properly maintained
  • Ensures accuracy of all reports and ledgers in Yardi and D365
  • Creating and receiving purchase orders in D365 including procurement of services monthly with the use of purchase orders
  • Assists with various daily and monthend reports including collection of rent, administration of late fees, and delinquency.
  • Maintains mínimal delinquency rate at property through timely collection of rent and fees.
  • Ensures outstanding resident balances are monitored and collected and that new cases are sent to collections agency in a timely fashion.
  • Ensures timely submission of resident notices (3day, legal, delinquency, small balance, etc.)
  • Ensures rent increases are being administered accurately and timely per property budgets.
  • Oversees timely enforcement of evictions.
  • Helps to ensure the physical wellbeing and curb appeal of the multifamily property.
  • Shows and demonstrates available suites, including Open Houses, during business hours and weekends as needed.
  • Assists with the move in and move out processes of all residents.
  • Available for emergency afterhour calls
  • Complete daily, weekly, and monthly building and property inspections
  • Assist with overseeing janitorial contractors and ensuring cleaning standards are maintained and enforced.
  • Assist with overseeing thirdparty security contractor and ensuring customer service standards are maintained and enforced.
  • Assist maintenance team with liaising with residents and/or contractors as it relates to insuite or common area maintenance or services.
  • Participate in resident events.
  • Participate in annual budget process.
  • Participate in Joint Health and Safety Committee and complete duties as required.
  • Assist with managing and communicating with parking enforcement vendor.
  • Ensure Standard Operating Practices are followed and complied with
  • Oversee the management of daily, weekly, and monthly safety log
  • Ensure all vendors and contractors comply with the established health and safety legislation and policy, and immediately address any infractions, hazardous conditions, or damaged equipment.
