We are a fast-growing real estate investment and development company with hundreds of residential units across Ontario and an active pipeline of lease-ups, renovations, and new acquisitions.

We focus on delivering high-quality rental housing, strong tenant experience, and efficient leasing systems powered by technology, marketing, and data.

We are seeking a Leasing Manager to lead leasing operations across multiple communities, drive occupancy, and build scalable leasing processes as our portfolio grows toward 1,000+ units.

Role Overview

The Leasing Manager is responsible for maximizing occupancy, managing leasing staff and agents, executing marketing strategies, and overseeing the full leasing funnel from lead generation to move-in.

This role is both strategic and hands-on, ideal for someone who thrives in fast-paced lease-ups and portfolio growth.

Key Responsibilities

Leasing Performance

• Manage leasing across multiple properties and active lease-ups
• Monitor occupancy, leasing velocity, and pricing strategy
• Implement dynamic rent adjustments based on market demand
• Ensure units are marketed before completion (pre-leasing)

Lead Management & Systems

• Oversee inbound leads (Marketplace, Zillow, website, brokers, Facebook, etc.)
• Implement CRM workflows and automation
• Track conversion metrics and optimize response times
• Maintain showing schedules and self-guided tour systems

Marketing & Branding

• Coordinate photography, virtual tours, and listing content
• Work with marketing to launch campaigns for new properties
• Standardize listing templates and leasing packages
• Support brand rollout across properties

Team Leadership

• Manage leasing agents and showing coordinators
• Train staff on scripts, systems, and tenant screening
• Create SOPs for leasing workflows
• Coordinate with construction/reno teams for unit readiness

Tenant Screening & Compliance

• Oversee application review and approvals
• Ensure adherence to Ontario leasing regulations
• Coordinate lease preparation and move-ins

Qualifications

• 3+ years in residential leasing or property management
• Experience with multi-property portfolios or lease-ups preferred
• Strong understanding of Ontario rental market
• Comfortable with CRM tools, listing platforms, and data tracking
• Excellent communication and organization skills
• High ownership mindset and problem-solving ability

Bonus

• Experience with Buildium, AppFolio, RentCafe, Rently, etc.
• Experience scaling leasing systems
• Marketing background
