Overview:


This is skilled technical work involving the inspection, maintenance, repair, service, and diagnosis of HVAC (heating, ventilating, air conditioning), refrigeration, Plumbing, Building Automation System (BAS) and related systems in Municipal buildings.

The work includes preventative maintenance tasks of considerable variety as well as repairs which are scheduled, emergency, or resulting from user concerns.


Examples of key responsibilities include, but are not limited to:

  • Schedule the work and perform diagnostic and repairs of related equipment and systems arising out of work orders and service requests.
  • Perform general and emergency maintenance of water features, including winterization of related equipment, and coordination of internal and external stakeholders to facilitate seasonal startup and shutdown maintenance procedures.
  • Ensure all maintenance and repair related work performed conforms to standards and procedures.
  • Implement an automated preventative maintenance schedule for all Municipal stationary equipment and support systems in accordance with usage patterns.
  • Perform monthly maintenance of emergency generators, HVAC equipment, i.e. filter, belt changes, general upkeep of mechanical rooms and other related building/facility duties as needed. Monitor, troubleshoot and perform diagnostic repairs on BAS.

Knowledge, Skills & Abilities:


  • Sound and thorough knowledge of the principles, practices, tools and equipment used in building support services, maintenance and repair work.
  • Sound and thorough knowledge of the functions, operations and maintenance of HVAC and BAS equipment and services.
  • Sound and thorough knowledge of the functions, operations and maintenance of plumbing and electrical equipment and services.
  • Ability to diagnose mechanical causes of equipment breakdown, identify potential problems and to operate, maintain and make skilled repairs to HVAC equipment and related systems.
  • Ability to plan, implement and execute automated preventative maintenance, servicing and schedules.
  • Ability to work with mínimal supervision in the performance of varied maintenance and repair tasks.
  • Ability to establish and maintain effective working relationships with a variety of internal and external contacts. Ability to interpret blueprints and plans and to prepare and maintain reports and records related to the work, manually or using a computer terminal.
  • Skill in the use and care of tools related to the work.
  • Proven experience in operation and maintenance of LEED/high performance buildings

Qualifications and Experience:


  • Completion of Grade 12 supplemented by one (1) year related technical program such as Power Engineering or related courses at a vocational institute, plus 2 to 5 years' of sound related experience in building maintenance operation, OR an equivalent combination of training and experience.
  • Valid Class 5 Driver's Licence for the Province of British Columbia.
  • Power Engineering Certificate (preferred)
  • Plumbing TQ or Red Seal certification (preferred)
  • HVAC TQ or Red Seal certification (preferred)

Working Conditions:


  • Duties are performed regularly on site with administrative work completed in an office environment.
  • The work requires ability to work in confined spaces, attics, and ceiling voids that are located internally and externally at ground level and on rooftop locations with regular bending, kneeling, standing and climbing of ladders. There is also exposure to dust, live power, and high noise levels when equipment is operating.
  • Must be able to lift up to 50 lbs.
