About the Role:

We are a real estate investment and syndication firm looking for a fractional CFO to help us build a clean, scalable financial infrastructure as we grow.

This role is focused on system design, oversight, reporting structure, and ensuring financial accuracy, not day-to-day bookkeeping.

You will work directly with the CEO and our accounting manager to build the financial backbone of the company as we scale.

Initial workload is 10-20 hours per month, with room to expand over time.

Key Responsibilities (Functional — No Soft Skills Listed)

System Design & Infrastructure:

Build our finance reporting architecture (cash flow models, variance reports, month-end close structure).
Standardize COA, entity structure workflows, and reporting processes.
Implement a clean monthly financial review cycle.

Oversight & Accountability:

Review and validate the work of our accounting manager.
Ensure accuracy in reconciliations, reporting, and documentation.
Create checklists and financial control mechanisms.

Investor-Facing Finance:

Review distribution calculations, preferred returns, and waterfall structures.
Ensure capital accounts and investor reporting are accurate.
Review contribution/distribution cycles for consistency and compliance.

Cash Flow Management:

Build and maintain short-term and long-term cash flow forecasting.
Analyze variances and flag risks early.
Support capital planning for new and existing assets.

CPA & Tax Coordination:

Coordinate with external CPAs for filings, K-1s, and tax planning.
Evaluate quality and efficiency of current CPA support.
Ensure compliance across all entities.

Team Development:

Provide guidance and structure to the accounting manager.
Help shape the future finance team as the company grows.

Required Background:
Only apply if you have ALL of the following:

Direct experience as a CFO, Controller, Director of Finance, Fund Controller, or similar specifically for a real estate investment, private equity, or syndication business.
You work independently, No Agencies

Hands-on experience with:

GP/LP entity structures
Fund/syndication accounting
Preferred returns, waterfalls, and investor distribution mechanics
Multi-entity close and reporting
LP capital account tracking
Experience building or restructuring financial systems and workflows.
Experience coordinating with CPAs and ensuring K-1 accuracy.

Preferred (But Not Required)

Experience with investor portals (Juniper Square, InvestNext, etc.)
Multifamily/workforce housing experience
Experience in founder-led or early-stage investment companies

15–20 hours per month (ongoing)
