The Building Operator will be responsible for operational and technical support on operating, maintaining, troubleshooting facility equipment.

The individual is expected to demonstrate technical knowledge in building systems and be multi-skilled in general maintenance to successfully complete daily/weekly/monthly work assignments.


WHAT YOU'LL BE DOING:

Perform maintenance tasks, monitoring repairs to the Mechanical, Electrical, Plumbing, Structural, Furniture, Fire & Life Safety, and Control systems for the facility to maintain facility and building systems up to applicable building code and standards as assigned
Assist with as obtain pricing and manage maintenance service agreements
Respond to tenant and employee service calls and complaints as quickly and efficiently as possible.
Change lights, tubes, and lenses as well as clean light fixtures.

Provide handyman services in the areas of general repairs such as flooring, touch-up painting, locks and hardware, ceiling tiles, etc.

Provide assistance as directed to other building trade person in the areas of preventative maintenance, electrical maintenance, etc.
Complete custodial housekeeping tasks in the mechanical/electrical areas.
Maintain work areas clean, efficient, and organized at all times.
Perform other related duties as required and assigned from time-to-time.
Respond to tenant service requests and provide excellent customer service when interacting with all tenants and the general public
Ensure that work performed in tenant space is accomplished with a minimum of disruption and is followed by adequate cleanup
Ensure the availability of an adequate operating inventory of supplies and develop sources for stock materials related to maintaining the facility
Monitor and maintain all tools and equipment ensuring they are in good working order
Record readings to ensure proper operation of equipment
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Assist in reviewing daily and monthly client service request summaries to pinpoint and correct recurrent operational problems
Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
Prepare and submit work order requests for work completed outside the daily work order system
Verify the accuracy of deliveries for count, pricing, and description
Monitor the quality and pricing of maintenance work performed by outside contractors
Lead and/or assist with event setup/teardown activities including electrical, audio visual, coordinating with security or other tasks as needed
Ensure the property is maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, and the welfare of the property
attend to afterhours emergency situations of which you will be compensated for.
Perform other duties as assigned from time to time


WHAT YOU BRING:

5th Class Power Engineer or working towards designation
Minimum 2 years experience as an operator
Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
Ability to communicate effectively and professionally, both oral and written, with co-workers and the public
Must be in good physical condition, fit and able to participate in moving of supplies/equipment and moderately heavy items
Must be available for Call-in work
A valid driver's license
A pre-employment background check will be required
