PRE-CONSTRUCTION COORDINATOR

THE ROLE


The primary responsibilities of the Pre-Construction Coordinator is to participate and manage the Pre-Construction phases of project including proposals, coordinating with internal VDC and estimating teams, subcontractor negotiations & awards, Owner and Consultant meetings, initial project pre planning, pre-construction scheduling, trade tendering and tender process management including RFI's and Addendum tracking, construction document reviews including constructability and sequencing reviews and overall consultant coordination throughout the pre-construction phase including successful handover and support for operations once construction commences.

Here's what you'll get up to as the Pre-Construction Coordinator:

  • Attend client and consultant meetings as applicable during initial phases to assist with; design feedback, preliminary budgeting, material costing, scheduling of project documents and feedback on quality and coordination of consultant drawings.
  • Management of trade tenders, trade qualification process, preparation of scopes of work and creation of trade tender analysis.
  • Analyze and evaluate Project Specifications to determine upcoming product quantities in conjunction with project schedules
  • Create and analyze spreadsheets with pricing and specification comparison, present data to project teams and Directors
  • Provide ongoing assessment of trade base and potential trade risk.
  • Prepare and participate in creation of project budgets, both initial concept budget using historical unit rates and preliminary budgets using trade inputs.
  • Generate and present trade award recommendations to clients.
  • Prepare and execute trade contracts & create and maintain all Price Lists
  • On boarding of construction team and transfer of knowledge from Pre Construction to Construction phase of project.
  • Assist with providing feedback of Project Review and Historical Data to the Estimating Department.
  • Other priority duties as required at the direction of the Pre-Construction Manager.
  • Participate in all company related training and leadership development activities.

SKILLS / EXPERIENCE
On top of your passion to work in a growing business full of professionals in the trade, here's what we're looking for:

  • 3 years of progressive related construction experience with a focus on estimating, pre-construction and project management of multi-family residential and commercial projects
  • Strong technical skills (Gsuite of Tools (Gmail, Docs, Sheets, etc)); MS Project, Bluebeam, Procore, CMBuilder
  • University Diploma or Degree in Engineering/Construction Management
  • Strong communication both written and oral
  • Experience within the Lower Mainland markets and local trades within a General Contractor or Developer/Builder environment is essential
  • Working knowledge of local design and construction method
