About the Role:


Primary Job Responsibilities:


  • Act as the primary liaison between Sweat & Tonic and the consultant team during the design and construction of future club locations
  • Provide leadership and oversight of the project(s) assigned to you regarding scheduling, planning, cost management, quality management, and contractual obligations
  • Prepare RFPs, review bids and execute contracts for project consultants including Architect, Interior Designer, Structural Engineer, Mechanical Engineer, Electric Engineer, Acoustic Engineer, AV consultant, IT consultant and Security consultant.
  • Work alongside consultant team to develop schedules and budgets, and report on progress
  • Interpret lease agreements, manage handover of space from landlord to tenant ensuring all requirements of Schedule C have been met, ensure construction is compliant with all stipulated rules and regulations, and coordinate with landlord asneeded during construction
  • Oversee and participate in the design and project delivery process
  • Coordinate with S&T and consultant team to develop and maintain brand standards
  • Prequalify General Contractors, ensure Tender documents are thoroughly prepared by consultant team, and oversee Tender process
  • Collaborate with S&T and consultant team to identify Value Engineering opportunities and track progress from General Contractor
  • Develop and execute contracts with General Contractor
  • Ensure clear, timely communication and coordination between consultant team and General Contractor
  • Oversee procurement of S&Tsupplied items such as furniture, equipment, and accessories by coordinating with design team and vendors to obtain samples, lead time, pricing and delivery information
  • Coordinate with project team members to ensure all parties have uptodate specs, timelines, and design details throughout the project
  • Coordinate with the Finance team to track quotes and invoices
  • Ensure clear handover between General Contractor and S&T Operations team at construction completion
  • Manage tracking and completion of construction deficiencies
  • Maintain organization of project files and materials
  • Manage timelines and budgets for select projects with the S&T leadership team, such as annual strategic business initiatives for the overall organization and quarterly innovation research
  • Administrative support as needed

Qualifications for Success in this Role:

  • Minimum of 5 years of experience managing commercial design and construction projects (e.g. retail, hospitality, office), ideally with schedules exceeding 1 year and budgets exceeding $3 million
  • Comprehensive understanding of and experience managing design and construction processes, with a particular focus in construction
  • Passion for schedules and budgets, and ability to uphold them across the project team and schedule
  • Ability to interpret contract drawings and basic understanding of building systems, construction law, and code compliance, such that clear communication and coordination can be provided
  • Proven ability to manage all aspects of procurement, from sourcing options with client and/or designer, developing budgets and schedules, obtaining quotes, placing orders, managing delivery and receiving, to final installation and deficiency management
  • Highly organized, responsible, and trustworthy
  • Strong written and verbal communication skills, exhibiting excellence in effectively conveying information
  • Ability to build positive, reliable relationships with consultants, General Contractor, and trades and demonstrated experience in conflict resolution
  • Proven ability to collaboratively drive projects forward and troubleshoot, even when faced with challe
