- Technical Sales Leadership: Collaborate with Sales to lead technical conversations with customers, providing insights and technical responses.
- Review customer documentation and scope requirements to develop design concepts, estimates, and technical solutions.
- Support RFP responses, preparing technical proposals, preliminary budgets, and timelines.
- Act as a trusted advisor to developers, government, and Indigenous partners.
- Maintain long-term relationships with key clients as a primary technical point of contact.
- Collaborate with Estimating and Preconstruction to develop detailed scope of work documentation.
- Support development of Class D and Class C estimates and analysis of cost drivers.
- Identify cost-saving opportunities and design optimizations while maintaining quality and compliance.
- Conduct site assessments and feasibility reviews as required.
- Serve as liaison between Sales and technical departments including Design, Preconstruction, Estimating, and Operations.
- Ensure alignment between client expectations, technical requirements, and project delivery capabilities.
- Provide technical input to support project handoff to execution teams.
- Stay informed on building codes, energy standards, materials, certifications, and industry trends.
- Recommend process improvements for estimating, proposal development, and technical sales workflows.
- Develop and track key performance indicators to measure success.
- Provide technical training and support to Sales and Marketing teams.
- Attend trade shows, conferences, and networking events as a technical representative.
- Support technical presentations and client meetings.
- Proven experience in technical sales within Construction, or Real Estate Development.
- Experience collaborating with architects, engineers, and contractors in design-build environments.
- Ability to deliver persuasive technical presentations and support complex negotiations.
- Strong project management skills with the ability to prioritize multiple opportunities.
- Ability to independently produce high-quality technical scope of work documents.
- Strong analytical skills with the ability to interpret data and generate insights.
- Proficiency in CRM systems and estimating tools.
- Proficient with Microsoft Office and related business software.
- Strong understanding of building codes and energy efficiency standards.
- Ability to travel for client meetings and site visits.
- Bachelor's degree in Construction Management, or Engineering, or related field.
- Strong knowledge of modular building systems, off-site manufacturing processes, and installation logistics.
- Experience with LEED, Net-Zero, or other green building certifications.

Established in 2004, MODUS has successfully provided innovative and cost-effective building solutions to the educational, commercial, residential, industrial, and institutional sectors. Operating two manufacturing facilities totaling 200,000 sq. ft. of insulated and heated workspace, the MODUS team works to design, manufacture, and deliver building projects faster than traditional site-built methods.
Role Description
Reporting to the VP Sales & Marketing, the Technical Sales Manager serves as a technical expert and trusted advisor, bridging sales, design, and engineering to deliver innovative modular building solutions. This role leads technical conversations with clients, develops detailed proposals and cost estimates, and ensures alignment with project goals, scope, and compliance requirements.
Acting as the liaison between Sales and technical teams, the Technical Sales Manager drives accuracy in scope, pricing, and technical documentation while maintaining strong client relationships throughout the sales lifecycle. Success in this role requires strong technical knowledge, exceptional communication skills, and the ability to manage complex opportunities from concept through contract award.
