    Property Manager (short term contract)
    30 to $40 per hour - will be determined based on experience.
    Our client is a leader, owner, operator, and developer of mixed-use Real Estate across Canada.

    The Property Manager will be responsible for the financial and operational performance of a group of properties located in Calgary.

    In this role, you will ensure that assigned properties are operated and maintained safely and efficiently. This position is to manage a portfolio of approximately 650,000 sf of open air retail properties. The positions report into the Director of Property Management.
    Manage all aspects of the day-to-day operations and liaise with the tenants on property management issues.

    Prepare, monitor, and report on all property expense schedules/budgets and related to achieve NOI goals for all assigned properties.

    This includes monthly rents, percentage rents, miscellaneous income and parking facilities, annual operating budgets and programs.
    Prepare strategic analysis for the properties while considering financial indicators, market analysis and long-term project plans.

    Oversee administration and operations teams' members, including prioritizing departmental tasks, directing activities, establishing goals and objectives, performance evaluation and communicating operational and maintenance vision.

    Maintain strong relationships between internal teams responsible for leasing, construction, legal, lease administration, marketing, property accounting and third-party management.

    Ensure effective property marketing and promotional activities are executed where applicable.

    Manage sub-contractor activities for goods and services, including preparing tender documents, tender and bid analyses, negotiating the best possible terms, preparing contract documents, and monitoring sub-contractor performance.

    Five to ten years of related retail or commercial property management experience.
    Assistant Property Managers will be considered
    Knowledge of building standards coupled with sound technical knowledge.
    Proficiency in accounting and financial management.
