Hopewell is seeking a Property Manager in Edmonton.

The Property Manager oversees the management of the property, including building operations and administration, tenant relations, leasing, and budget/financial reporting.

This position requires excellent accounting and financial analysis skills.

Key Responsibilities:


  • Financial and

Management Reporting:
_

  • Provide reports as required for senior management and partners tracking the company's performance on projects;
  • Prepare and review all monthly, quarterly and annual financial and management reports on a timely basis;
  • Prepare, analyze and interpret budgets, leases and related documents;
  • Gather data and prepare lease assumptions and capital budgets;
  • Analyze and interpret budgets, leases and related documents;
  • Ensure all expenses are completed as budgeted;
  • Analyze and report year to date revenue and expense variance;
  • Provide summary of Accounts Receivables;
  • Provide written summary of monthly activities;
  • Direct communications with Owners and Stakeholders.
  • Property Maintenance:_
  • Ensure properties are maintained in a bestinclass manner;
  • Ensure properties are successfully managed in accordance with corporate objectives;
  • Negotiate and implement annual contract for snow removal, landscaping and waste removal;
  • Conduct regular inspections;
  • Approve all expenses.
  • Tenant Relationships:_
  • Maintain harmonious, professional relationships with tenants;
  • Provide timely responses to tenant requests;
  • Approve tenant plans for tenant construction;
  • Negotiate lease renewals.
  • Leadership:_
  • Create and maintain a positive work environment, morale and conflict resolution practices when required;
  • Maintain all company policies and procedures;
  • Identify, develop and implement new processes that improve the company's effectiveness;
  • Develop and maintain professional relationships with staff, developers, brokers, partners and industry stakeholders;
  • Ensure achievement of company objectives within the corporate strategic business plan;
  • Other duties and responsibilities as assigned.

Requirements:


  • 510 years of commercial property management experience;
  • Bachelor's degree preferred;
  • Yardi experience a strong asset;
  • Proficiency in Excel is required, as well as demonstrated ability to create and run financial and other complex reporting as required;
  • A proven, indepth and handson understanding of property management systems and processes;
  • A strong work ethic; someone who demonstrates a high level of motivation, a selfstarting attitude and the ability to inspire others around them to perform at their best;
  • Results orientated with the ability to balance other business considerations;
  • Strong negotiation skill set;
  • Strong knowledge of legal documentation, including offers to lease, lease agreements, sublease agreements, purchase and sale agreements and restrictive covenants;
  • Demonstrated experience in directing the development and management of complex projects;
  • Proven ability to understand, interpret and analyze financial information and market research data;
  • Ability to meet time sensitive deadlines on multiple projects simultaneously;
  • Excellent facilitation, presentation and communication (written and oral) skills;
  • Ability to lead, develop and inspire others;
  • Detail orientated;
  • Proficient with full Microsoft Office Suite (Word, Power Point, etc.);
  • Hold a valid driver's license.

Working Conditions:

Traditional core office hours are Monday to Friday 8:00 am to 5:00 pm. Eligible for one day a week working from home, after a 90-day probationary period. Work may require occasional weekends and/or evenings. Periodic travel may be required.
