Homeward Trust embraces the Housing First philosophy; prioritizing access to safe appropriate housing without pre-conditions, with supports required by the participant to remain in a home.

Homeward Trust Edmonton's programs involve housing (such as capital project funding, property management, and sourcing access to new or existing units for participant use) and supportive services to individuals in or seeking access to housing programs.


Position Summary

The position is available immediately. The Property Manager is responsible for the operational management and administration of properties in the Edmonton area. The housing portfolio includes residential properties that are directly owned or managed in partnership with other stakeholders. The Property Manager will report to the Director of Operations and will support the other Property Managers as backup support in their absence.


Education and Experience


This position requires a minimum of five years of experience in residential property management or supervisory positions with a related diploma or courses in areas such as Property Management, Business, Accounting, Conflict Resolution, Mediation, Residential Tenancy Act or other training.

Equivalent combinations of education and experience may be considered.

The following knowledge and experience will be considered an asset:

  • Knowledge and experience with affordable housing, social service, and special purpose housing providers.
  • Familiarity with Indigenous communities in Alberta and related housing issues and challenges facing those choosing to move to urban centers.
  • Knowledge and experience in residential property management, tenant relations, procurement processes, contract negotiation & analysis, building operations & maintenance, as well as human resource management.
  • Experience dealing with tenants, contractors, and related stakeholders
  • Experience in human services, notforprofit organizations and working with disadvantaged individuals.
  • Certification or training in Indigenous Awareness.
  • Accredited Residential Manager (ARM) or related designation such as Certified Property Manager (CPM) or a Real Property Administrator (RPA).

  • Ability to work independently while managing multiple projects/priorities in a fastpaced environment with frequently tight timelines
  • Ability to obtain information and identify key issues to effectively analyze situations, problem solve, and make decisions.
  • Demonstrated attention to detail; accomplishing tasks by considering all areas involved and showing concern for all aspects of the job.
  • Resultsfocused to meet high standards of performance, able to monitor progress towards goals and adjust when necessary, including the ability to review and adjust plans as required
  • Ability to exercise discretion, compassion, and empathy, and maintain confidentiality.
  • Sensitivity to Indigenous culture and demonstrated ability to achieve mutually beneficial outcomes.
  • Ability to build relationships with others (individuals, community, stakeholders, contractors, vendors) to achieve results and a reputation for delivering exceptional customer service
  • Strong verbal and written communication skills in English, which foster openness and active listening. Ability to deal with difficult situations, and manage conflict
  • Financial comprehension including budgeting, account analysis, & overall financial management
  • Computer literate: Word, Excel, Outlook, and property management software, Yardi preferred.

Key Responsibilities

  • The Property Manager is responsible for upholding Homeward Trusts' mission of ending homelessness by being accountable, transparent, and delivering results to clients and the community.

Property Administration & Rental Management

  • Manage and oversee the collection, recording, and receipt of rents and security/key deposits and ensure appropriate accounting records are maintained of assigned properties.
  • Communicate directly with tenants regarding rental payments, payment for arrears and damages as well as key distribution and security.
