Job Summary:

The General Manager is responsible for overseeing and managing the overall operations of the property. This role involves developing budgets, approving expenses, establishing service standards, and addressing customer complaints.

The General Manager will lead departmental meetings, maintain supplier relations, and ensure the property is well-maintained to deliver exceptional services to customers.


Responsibilities:


Financial:


  • Participate in the annual residence planning process, including the development of operating budgets, marketing plans, and capital plans.
  • Maximize Net Operating Income (NOI) through effective implementation of sales and marketing strategies, revenue management, cost controls, and resident service.
  • Analyze property operations on a daily, weekly, and monthly basis, and take appropriate actions to optimize performance.

Resident Satisfaction:


  • Foster a culture of operational excellence and exceptional service within the residence.
  • Maximize resident satisfaction results.
  • Monitor and ensure property condition, cleanliness, and quality of products and services throughout the residence.
  • Promote and facilitate interdepartmental cooperation and communication to enhance resident service and satisfaction.
  • Understand resident needs and continuously strive for service improvements.
  • Plan and coordinate monthly events to enhance resident experience.

Market Share:


  • Maintain an active presence in the community to build relationships and support the accommodations team.

Management Approaches:


  • Ensure compliance with provincial and federal employment standards guidelines, human rights codes, and relevant legislation (e.g., Residential Tenancy Act, AODA, PIPEDA).
  • Maintain an opendoor policy, acting as a liaison between residents, departments, and staff.
  • Coach, guide, and administer progressive discipline processes with supervisors, and ensure accurate and timely performance evaluations.
  • Lead department meetings and develop and implement effective people systems, processes, and procedures to maximize resident and associate satisfaction.

General:


  • Support the Director of Apartments and Director of Building Operations in various projects.
  • Cultivate a positive personal and professional profile within the local community to uphold the residence's reputation.
  • Safeguard confidential information obtained during the course of duty.

Skills/Qualifications:


  • Three to five years of supervisory experience in a related field, preferably in rental apartments.
  • Knowledge of the Residential Tenancy Act.
  • Strong customer service focus.
  • Proficiency in HVAC systems, preventative maintenance programs, safety training, budgeting, staff scheduling, and supplies management.
  • Familiarity with occupational health and safety practices, including the Occupational Health & Safety Act, WHIMIS, WSIB, subcontractors, and contracted services.
  • Proficiency in MS Office, Yardi, and other relevant tools.
