Position Description

The Facility
The Place at Lakeside Condominium Corporation No
TPAL), is a four story, 139-unit, over 55 residential facility located at Street Northwest in Edmonton, Alberta.

Under the direction of the Board of Directors, the facility and its staff are managed through a Condominium Manager / Condominium Management Company.

The
TPAL
facility consists of both indoor and outdoor facilities.


The Common Areas consist of:

  • Indoors: a large main lobby, wide hallways, two washrooms, amenities rooms (library, exercise and games rooms, theatre, large social room with kitchen), a 2
    ndfloor mezzanine, three stair wells, three elevators (with landings on each floor and the parkade level), an enclosed pedway to the Allen Gray Continuing Care Centre, and a car wash in the underground parkade
  • Outdoors: the front of the facility has a large parking area and a large, landscaped area with grass and multiple tree and plant beds. The back of the facility has a large courtyard, a water feature, a large, grassy landscaped area and many plant and tree beds


The facility also includes an administrative office, underground parking, storage areas, and multiple spaces for mechanical and building service facilities.


Building Caretaker


The Building Caretaker (the Caretaker) at
TPAL is a full-time position which includes a wide range of light maintenance, indoor and outdoor cleaning services and administrative responsibilities.

Other functions not listed below, may also be identified from time to time.


The Role:


The overriding goal of the Caretaker is to assist in creating a healthy, safe, and functional environment within the
TPAL facility, preserving, and enhancing property values while fostering a sense of community.

This will in turn support the safety, security, and comfort of unit owners, occupants, and visitors to
TPAL.


As a resource arm of
TPAL, the Caretaker is the individual responsible for maintaining the cleanliness of the facility, both the inside and outside.

The Caretaker is responsible to ensure our buildings, facilities and the surrounding property are clean, safe, and inviting to all who come.

They will deal with any emergencies as they arise and are responsible to observe and report any concerns, damage, or loss that may need more direct attention, maintenance, and/or repair to the Building Operator, the Condominium Manager and/or the Board of Directors as appropriate.


Customer service is a high priority and appropriate and timely communication with unit owners, occupants, visitors, the Building Operator, Condominium Manager and Board of Directors is essential.


Expectations of the Caretaker


We maintain a high standard of cleanliness for our facility and the Caretaker will maintain the cleanliness of the facility, both inside and outside to meet those standards.

The Caretaker is responsible for the cleaning and maintenance programs and for investigating and resolving cleaning issues. The Caretaker will maintain a clean work environment; Follow guidelines for operation and reporting as identified in current
TPAL policy and procedures; and provide office and administrative duties as assigned from time to time by the Condominium Manager


In consultation with the Condominium Manager, they
will develop a cleaning and maintenance schedule and an appropriate daily/weekly/monthly cleaning regimen.

These schedules and cleaning regimens will be reviewed with the Condominium Manager on a semi annual basis.

Revisions will be made as necessary to accommodate seasonal or unusual situations and minor adjustment of scheduled duties may be approved through discussion with the Condominium Manager.

The Caretaker must be flexible with their hours and the routines
followed in their cleaning regimen to:

  • accommodate the daily activities and / or rentals of the amenities rooms in the facility
- take into consideration environmental or seasonal factors and facility or amenities room usage, with the understanding that there must be flexibility in what may or may not be a priority on a given day

Due to the timing of certain events (i.e. special meetings, amenities room rentals, or unit moves), extra hours may be required to accommodate their activities (i.

requirements for room setup or adjustments, special equipment, tear down, cleaning, etc.) which may need to be addressed during non-building usage hours (before / after / weekends) and extra hours for those events may need to be included in the schedule on a case by case basis


Responsibilities of the Caretaker

The Caretaker's responsibilities include all appropriate general cleaning functions for all common areas of the facility and include but are not limited to the following general duties and activities:
