ABOUT THE ORGANIZATION
New Chelsea Society is a registered charity and non-profit society dedicated to providing affordable rental housing for low to moderate-income seniors, families, & persons with disabilities.
PURPOSE
The Building Maintenance Worker 2 works collaboratively with the Site Manager to effectively operate the assigned portfolio with a primary focus on maintenance and repairs of the residential buildings and the safety of its residents.
ESSENTIAL DUTIES
- Maintains order and appearance of the "common" and "public" areas including vacant dwellings;
- Clears Common Property by either washing, sweeping, carpet cleaning, mopping, vacuuming, power washing, and general cleaning, and performs janitorial services as required;
- Oversees the work of contractors and renovation projects as directed by the Site Manager;
- Assists Site Manager in administrative tasks and maintaining records related to building operations and Resident Management;
- Generates work orders and purchase orders, and assists in contracting external service providers;
- Performs unit and building inspections and assists with annual suite inspections;
- Respond to resident inquiries, complaints, and emergencies ad provide information or take appropriate action adhering to all policies procedures, and code of conduct as prescribed by New Chelsea Society;
- Performs suite renovation tasks such as cleaning, and repairs to prepare the suite for turnover;
- Performs a variety of maintenance tasks and repairs on plumbing, heating, mechanical, and electrical systems that do not require a licensed tradeperson;
- In cooperation with Resident Services Department may be asked to exercise interpersonal and conflict resolution skills when dealing with a vulnerable resident with complex health and social issues;
- Performs various inspections regularly i.e. boiler rooms, fire alarm logs, security systems, etc., and maintains inspection records;
- Arranges repairs, painting, and/or maintenance for vacant units and assist with movein/moveout tasks;
- Assists Site Manager in arranging for contractors to view the site, enter units when necessary, and ensures that maintenance projects are coordinated with site operations;
- Supervises assigned team and assists with training and orientation of junior Site Staff with daytoday duties;
- Works with mínimal supervision and maintains own work schedules and priorities as assigned;
- Other duties as assigned by Senior Management.
REQUIREMENTS
- Building Worker Certificate preferred or a minimum of 2 years of residential housing experience, which includes experience with multiunit management of > 50 units.
- WHIMS Certification;
- Experience should include working with/in senior, family, and mixed housing;
- Excellent Mechanical skills;
- Excellent organizational and prioritization skills and the ability to work with mínimal supervision;
- Good communication, listening, interpersonal, and customer service skills;
- Excellent computer skills with the ability to use MS Office and to learn specific property management and resident management software;
- Familiar with the RTA an asset;
- Must possess a valid B.C. driver's license and have access to a reliable vehicle;
- Must pass a criminal record check related to working with vulnerable residents (children and seniors).
