Job description
I am seeking a freelance Architectural Engineer or Architect (preferably with experience in GCC residential projects such as Qatar, Saudi Arabia, or UAE) to assist in developing a preliminary architectural concept and schematic floor plans for a private residential villa in Qatar.
This engagement is strictly for concept design and spatial planning only and does not include municipality submission drawings, structural design, or MEP engineering.
The land area is 400 m² with plot dimensions of 18 meters (front and back) and 22 meters (depth on both sides).
The design must comply with Qatar Municipality setback regulations, which require a 5-meter front setback, a 3-meter rear setback (windows will be opened at the rear), and 1.5-meter side setbacks where no major windows are allowed except small service windows for bathrooms or stairs.
The total built-up area must not exceed a 1.6 floor area ratio of the land, meaning the maximum allowable total construction area is 640 m².
The penthouse level is permitted up to 70% of the allowable building footprint of the main floors and must be calculated accordingly.
For the penthouse level, windows shall be oriented toward the internal roof space only and not toward neighboring properties in order to maintain privacy and comply with local cultural practices.
The scope includes preparing schematic architectural layouts for three levels: ground floor, first floor, and penthouse.A temporary ground floor sketch will be provided for reference; however, the selected architect is expected to improve and innovate the layout while ensuring functional zoning, circulation efficiency, structural alignment, and natural lighting optimization.
The ground floor shall reflect Qatari cultural principles of separating male and female guest areas while maintaining efficient internal movement and usability.
The design shall include an external housemaid room attached to the front side boundary wall with its own toilet and independent access.
Within the main house, a dedicated male majlis with associated toilets shall be provided.A dining room shall be designed in a way that allows dual access:
one connection serving the male majlis and another connection serving the female living area or female majlis. A separate female toilet shall be located near the female living room.
The ground floor shall also include a kitchen, vertical circulation core (stairs and provision for elevator aligned vertically across floors), a play or game room, a laundry room with an external service door, and a small storage room.
The architect is encouraged to propose innovative ideas that enhance privacy, improve flow between public and private zones, and optimize interior movement without crossing guest circulation paths.
Landscaping and green areas around the main entrances and around the house perimeter are encouraged where possible within setback allowances.
The first floor shall include one master bedroom with private bathroom and dressing area, in addition to three additional bedrooms, each with its own private bathroom and dressing space, ensuring privacy and functional distribution.
The penthouse level shall include two bedrooms with bathrooms, a small office, a small storage room, a small pantry, and allocation space for the water tank, all within the allowable coverage limitation and respecting the specified window orientation requirements.
The architect is expected to calculate the permissible building footprint after setbacks and optimize the layout accordingly.
Deliverables required include fully dimensioned 2D floor plans for all three levels, setback compliance indication, built-up area calculations, and files delivered in DWG and PDF formats.
The design must demonstrate understanding of GCC residential planning principles, vertical circulation stacking, efficient structural grid logic, cultural privacy requirements, and practical, buildable design solutions.
The objective of this assignment is to obtain a well-optimized, regulation-compliant architectural concept that maximizes allowable area while maintaining cultural sensitivity, functional clarity, and construction feasibility.
Contract duration of less than 1 month.Mandatory skills:
