Choice Properties Real Estate Investment Trust is an owner, manager and developer of well-located retail and commercial real estate across Canada.
Choice Properties' portfolio spans approximately 65 million square feet of gross leasable area and consists of over 700 properties primarily focused on supermarket-anchored shopping centres and stand-alone supermarkets.
Choice Properties' strategy is to create value by enhancing and optimizing its portfolio through accretive acquisitions, strategic development, active property management and investigating new ways to add value to the portfolio.

Being present and creating value in the community is a priority for the Company and is driving an intensification of community-focused development projects which comprise a diversified product mix including retail intensification, greenfield industrial development, purpose-built rental buildings, food/drug anchored mixed-use site re-development, and condominiums.
What you'll do:
- Create and maintain dynamic and complex development proforma and cash flow models for single and multiphase development projects
- Critically evaluate proforma assumptions and conduct relevant market research
- Prepare financial analysis, development scenarios, and sensitivity analysis to inform decision making and evaluate development options
- Regularly evaluate market conditions to identify changes that give rise to opportunities to either further maximize returns or mitigate risks
- Review, critically assess and prepare project cash flows and pro forma financial projections, with an active role in the quarterly budgeting process through the Retool program
- Summarize forecast information and prepare presentation materials for various internal reporting
- Proactively monitor project performance by tracking financial, schedule, construction, and leasing progress
- Manage and take ownership of the development portfolio tracker along with its associated materials
- Review and evaluate monthly JV partner project reports and provide input into the JV project updates to senior management
- Effectively identify risks to the construction schedule and budget, communicate and mitigate issues
- Perform budgettoactual variance analysis for ongoing projects and attain a comprehensive grasp of incurred costs versus estimated costs to complete, ensuring a clear understanding of project financials.
- Build strong relationships across the Company to effectively understand all development projects
- Liaise with Corporate Finance and prepare construction financing packages for lenders which best satisfy Choice's financing requirements
- Engage with Development, Construction, Leasing, and Asset Management to prepare presentation materials for Capital Committee Meetings
- Assist in the preparation of Quarterly Business Review materials and any adhoc development updates
Qualifications:
- 5+years of relevant real estate development experience working within a development firm or equivalent
- Postsecondary education/degree in real estate, business/ finance, economics, or related field
- A strong in depth understanding of the full lifecycle of development
- Proven experience operating and thriving in a fastpaced, dynamic environment
- A critical and strategic thinker, with the keen ability to identify risks, opportunities and creatively problem solve to achieve high performance outcomes
- A strategic and analytically minded professional with excellent quantitative skills
- Superb communication and interpersonal skills with the ability to foster and develop relationships with partners, stakeholders, and colleagues across the organization
- Ability to work independently and collaboratively to enact results and achieve desired outcomes.

- MBA or professional designation such as CFA, CPA, AACI is considered a strong asset
