The Opportunity:
The Manager of Construction Western Regions will work on large-scale retail projects.

They will be responsible for overseeing and leading all aspects of project management; planning, organizing and facilitating the construction process.

They will work closely with City Planners, Architects, General Contractors, Sub-trades and Consultants to ensure projects are completed on time, according to specifications and within budget and that completed projects are turned over and commissioned with Operations.


What You Will Do:

Development Project Assessment, Zoning & Permitting

  • Determine project scope in consultation with all stakeholders, assess building and project needs, establish development form and function, etc.
  • Establish development zoning, required changes, City liaison and all municipal issues relating to project scope.
  • Determine preliminary site planning with stakeholders, consultants, etc. confirm final project function and configuration.
  • Setup preliminary consultant, City, Community, and thirdparty meetings.
  • Lead and oversee the process of obtaining geotechnical reports, environmental reports, topographical surveys, legal plans and all other project required studies.
Budgeting

  • Confirm project costing requirements; determine all construction cost budgets, other hard costs as required, soft cost budgets and all other project costs.
  • Obtain approval, signoff and confirmation of final budgets from stakeholders and Client.
  • Oversee and ensure the accuracy of land & offsite costs; leasing & marketing costs; financing and legal costs.
  • Monitor and report on budget compliance through development process.
Contracting Consultant Groups

  • Determine consulting requirements for all development projects.
  • Oversee processes for other subconsultant identification, scope, quotations and contracting, as required.
Development Design Coordination

  • Initiate the design process and setup regular design meetings, involved all stakeholders as required.
  • Control and coordinate design economics, include for value engineering if determined.
  • Budget check components as required.
  • Review and coordinate working drawings and specification preparation, including stakeholder review and comments.
  • Review and approve working drawings, specifications and frontend documents for tender and construction.
Tendering and Contracting

  • Oversee the preparation of bidders list and the prequalification of General Contractors & major Subcontractors; ensure the coordination of tender package for pricing and tender close.
  • Directly responsible for tender review, recommendation & contract award, as well as the review & budget values confirmation (obtain cost savings if required)
Construction Administration

  • Input and manage all construction projects in Procore (BGO's selected construction management software).
  • Manage BGO fee tracker including budgeting, tracking, inputs, and forecasting.
  • Initiate start up meeting and coordinate construction site mobilization, work with on site staff to minimize existing facility disruption.
  • Review, approve and monitor changes to contract, costs, scope and lease documentation and commitments.
  • Ensure continuous project contract administration, through regular site coordination meetings.
  • Control costing vs. budget and provide monthly cost forecasting.
  • Identify and resolve all construction issues.
  • Oversee the monitoring of construction schedule(s), project quality control, monthly project status reports.
  • Ensure contract completion and close out including building systems commissioning.
  • Obtain occupancy permits and development completion certificates.
  • Obtain as built and operations and maintenance manual materials.
