Job Description:

Your Team


Reporting to the Director, Contracts and Purchasing the Estimator is responsible for preparing bottom up estimating for various crafts, formulating lumber takeoffs per model type, and performing site visits to quantify estimates.

Responsibility includes base house and option takeoffs, estimating materials, verifying current market pricing through suppliers, as well as other duties are required.

The Estimator is responsible to ensure that take offs are current with area, volumes and costing. Maintenance within the system are also to be current.


Your Key Deliverables- Ensure all lumber takeoffs are accurate and verified with site visit and review.- Perform new takeoffs as new products come online.- Complete appropriate comparisons for lumber renewals to be reviewed, prior to expiry of contract.- Preparation and revision of lumber take-offs as required- Assist with the release of lumber, based on the construction release and lot schedules.- Scrubbing of lumber at lot level to monitor budget expenditures, and report on anomalies and trends.- Review and research variance of lumber costs at lot levels.- Perform shell takeoffs for exterior crafts of townhomes and stacked townhomes.- Assist with custom pricing for purchaser upgrades with the Studio, as required.- Work with contracts, purchasing and estimating team to complete all contracts prior to the production start of each new project.- Assist with Contracts, Purchasing and Estimating team to ensure addendums are completed for any spec changes or new house types added to product offering, as required.- Watch for new and different ways to save the company costs and gain a competitive edge over competing companies- Work with subcontractors and suppliers to provide sufficient interaction between Production Manager and Superintendents- Maintain project specifications and update, as necessary.- Resolve issues with vendor invoices pertaining to lumber as required.- Assist in updating database of parts pricing for lumber.

Must Haves- A University degree in Engineering or Construction Management is preferred or a Diploma in Building Technology years' relevant work experience- Experience in the home building industry preferred- Blueprint Reading, Estimating, Construction Fundamentals and Communication and Negotiation Technology diploma would be an asset- Proficiency in Accounting and Estimating Software- Excellent communication skills- Competent PC skills, particularly with MS Office- Ability to multi-task and complete work in a timely manner with the highest degree of accuracy, judgment, integrity and creativity
