Job Title:
Junior Property Manager
Rate:
$40,000-$45,000 with opportunity for bonusing, future growth.
Position:
Full-time, 40 hours per week with flexibility
Central Views Property Management is a growing company that offers an all inclusive asset management service for individual real estate investors with residential and commercial portfolios.
The primary objective of this role is to ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
This is an excellent opportunity to gain hands-on experience and grow within the property management industry. We are currently offering a full-time position based out of our Cambridge office with travel to Kitchener-Waterloo-Stratford as required.General Job Description / Scope of Work:
- Provide assistance to the PM in the day-to-day operations with respect to building envelope maintenance and site maintenance;
- Ensure all operations are always carried out in a safe and efficient manner
- Respond to service requests; meet appropriate trades for access
- Maintain maintenance logs & records of all equipment and events;
- Keep for reference purposes. a tenant contact list, codes for security alarms, codes for fire monitoring systems, etc. All for the purpose of being able to respond to emergency services;
- Monitoring the performance of thirdparty Sub-Contractors, such as Landscaping and Snow Removal contractors and report issues to the PM
- Respond to emergencies, assist tenants where required
- Respond to assigned daily/weekly reporting functions.
- Inspect property 1x a week. Provide the Owner with a schedule of site visits.
- Monitor the condition of all facility lighting and signage (i.e., building lights, poles, curbs and pylon signs) and report any deficiencies to the Property Manager
- Monitor, check and adjust timers for lighting and irrigation as required;
- Monitor the parking lot area for potholes
- Keep storage & utility rooms in a clean and orderly manner
- Ad Hoc duties for the required by the Property Manager
To fulfill this role successfully, you should demonstrate the following minimum qualifications:
- Building operations / property management experience is a bonus.
- Postsecondary education in related disciplines.
- A knowledge of general maintenance procedures.
- The ability to work all hours required to provide sufficient building coverage & available on an oncall basis after hours. Fixed hours will be from 8:00AM4:00PM with flexibility.
