JLL is hiring an exceptional Property Director to manage one of it's key client's flagship properties.

This mixed use complex consists of 280K SF of retail, 800 residential rental apartments, and 435K SF office property (Manulife Centre), and 90K SF office tower (625 Church St).


The Property Director oversees the team and the property management responsibilities, including building operations, tenant relationships, capital projects, and portfolio budgeting and forecasting.

This role supports the administration/accounting teams with a heightened focus on overseeing and advising on in-house residential leasing, and effectively communicating and working in partnership with the client's Asset Management team.


What this job involves:

Provide leadership, coaching and support to two (2) Property Managers, two (2) Operations Managers and staff in the portfolio. Motivate staff to achieve goals and manage effectiveness and productivity efforts of the team.

Ensure that overall budgeting, reporting, property management functions within the portfolio are carried out in a timely and efficient manner.

Maximize property net income through tenant retention strategies and work in collaboration with Asset Management, marketing, and leasing.

Ensure that all vacant space at the property is always in a marketable and ready state so that the tenants can move into the property in the shortest possible time contributing to increased occupancy rates and revenue.

Provide superior service to both tenants in the complex relating to comfort control, security, access control, cleaning, etc.

Maintain up-to-date industry information on cutting edge trends and practices in Property Management, operational excellence, changes in legislation and regulations affecting asset management and ensure properties are managed to maximize value and minimize risks.

Be proactive in recommending and implementing industry 'best practices' for the property. Report/Recommend innovations.
Proactively manage relationships with tenants and industry peers by anticipating their needs to help eliminate potential problems.
Manage escalated issues from site locations and monitor to ensure mutual resolution.
Assess and monitor Property Operating Statements to ensure alignment with business plans and performance plans.

Ensure execution of preventative maintenance program for plant and equipment; approve improvements; approve prices and review maintenance/service contracts to ensure cost effective operations.

Contribute to the on-going improvement of policies and procedures leading to the continuous improvement in management and tenant service quality.

Ensure that all capital projects undertaken for tenant improvements are carried out per standards set, within budget allocated and set deadlines.

Ensure the efficient and safe operation of security and access control systems and processes at the property providing tenants peace of mind of working / living at the properties.

Perform other property management tasks that may be assigned from time to time.


Sound like you? To apply, you must be/have:

Minimum 10+ years' experience in a large commercial property in a Property Management Leadership role with a solid track record in multi discipline service-oriented positions with a focus in Residential, Retail and Office.

University or college degree required, a degree in Business or Management an advantage.
Industry related certification (i.e., Real Property Administrator (RPA) or Certified Property Manager (CPM) required).
Knowledge of HVAC and building systems, construction process and mechanical drawings, an advantage.
Excellent customer service skills.
Excellent interpersonal, relationship building and influencing skills.
Superior skills to mentor, coach, and train staff. Acts a role model in teamwork, seeking ways to improve team dynamics/ effectiveness.
Excellent verbal and written communication skills.
Superior problem solving and analytical skills in solving complex and new problems requiring in-depth analysis and evaluation.
Takes initiative to develop and implement new processes that improve the overall effectiveness of the portfolio.
