Director, Real Estate Asset Management

Position Overview:


Key Responsibilities:


Portfolio and Asset Management:


  • Develop and implement comprehensive asset management strategies to maximize the value and performance of the portfolio.
  • Conduct regular property inspections and evaluations to assess physical condition, market positioning, and leasing opportunities.
  • Analyze market trends, demographic shifts, and competitive landscapes to identify opportunities and mitigate risks.
  • Identify, plan and prioritize capital improvement projects and value enhancement initiatives to enhance property value and tenant satisfaction.
  • Optimize financing options for each project and property including reviewing term sheets, developing projected financial modeling, negotiating commitment letters, working with legal counsel for acquisition and closing related matters.

Leasing and Tenant Management:


  • Oversee leasing activities, including lease negotiations, renewals, and tenant relations, to maintain high occupancy levels and maximize rental income.
  • Work with leasing agents and property managers to develop and execute leasing strategies tailored to each property's market positioning and target tenant base.

Financial Analysis and Reporting:


  • Conduct financial analysis, including budgeting, forecasting, and variance analysis, to optimize property performance and profitability.
  • Prepare financial reports and performance metrics for investors as required, and provide insights into propertylevel performance and investment returns.

Value Creation and Redevelopment Project:


  • Lead redevelopment projects from inception to completion, including site selection, due diligence, entitlements, design, construction, and leaseup.
  • Collaborate with internal and external stakeholders, including architects, contractors, and local authorities, to ensure successful project execution.
  • Oversee entire project ensuring all return metrics are met and identifying opportunities for additional value creation or value preservation.

Qualifications and Skills:


  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; advanced degree or professional designation (e.g., CFA, CCIM, CPM) preferred.
  • Minimum of 5 years of experience in real estate asset management, development management, or leasing.
  • Strong financial acumen, with the ability to analyze and review financial data, develop budgets, and forecast cash flows.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with investors, tenants, and other stakeholders.
  • Strategic thinker with a proactive approach to problemsolving and decisionmaking.
  • Proficiency in real estate valuation and financial modeling fundamentals.
  • Understanding of Land Development, and Construction project management is an asset.
  • Knowledge of local real estate markets and regulations in the Greater Toronto Area is a plus.

Experience:
