As Construction Manager you will assume ownership of the construction of assigned properties from pre-construction management including the coordination of consultants, marketing and sales team, trades, drawings, and the construction team through project completion.

This will require working with estimators to design, value engineer, price, execute, and continuously improve the budget and schedule.

A keen eye for detail is essential for the review of scope, budget management, contracts, and drawings, and, when identified, providing cost-effective and efficient solutions to minimize risk, uncertainty, and impact for ownership.

You have a desire to fight for quality, professionalism, and maintaining deadlines while keeping a close eye on impact, both environmentally and socially in the neighbourhoods you are operating.


Job Duties & Responsibilities:


  • Have sound knowledge on sourcing, procuring, and testing supplies and materials to supplement the general contractor as needed
  • Have sound knowledge on the interface with other groups within the organization to ensure when procuring or negotiating contracts with suppliers or trades, that coordination with other projects, companywide arrangements, relationship, volume discounts, and economies of scale are maximized or capitalized
  • Work with construction team and consultants to prepare tender packages
  • Develop, improve, troubleshoot, and monitor project and construction schedule
  • Assess, manage and monitor project progress and report to ownership, including evaluation of quality, labour and resource requirements, schedule, and cost control
  • Point person for construction contractor/general contractor to interface with ownership
  • Review, provide input, make ownership construction detailing decisions on sites, and approve drawings and specifications with a view of efficiency, constructability, and maximizing potentials
  • Evaluate construction methods, contractor progress and performance, assist to achieve successful results, and troubleshoot as necessary
  • Provide input, monitor, and track budget; identify and provide solutions or alternatives for issues or overruns
  • Work with legal counsel and advisors on various agreements with authorities, partners, suppliers, neighbors, consultants, trades, etc. as needed
  • Anticipate and ensure proper plans, requirements, licenses, and permits are obtained on a timely basis to enable achievement of construction schedule
  • Work with municipalities and various levels of authorities to negotiate, coordinate and further the progress of various projects
  • Develop and implement quality control programs
  • Analyze, review, provide recommendations for approvals of change orders
  • Take actions to deal with the results of delays, bad weather, or emergencies at construction site in the best interest of ownership
  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems while keeping in mind operational objectives and property management requirements of the completed development
  • Ensure health and safety standards and requirements are upheld on site and investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out
  • General construction troubleshooting, solutions exploration, and teamwork to bring a project to completion

Qualifications:


  • 10 + years work experience as a Project Manager
  • Ability to motivate and effectively manage a team
  • Proven leadership and communications skills ability to lead and manage project teams, including oversight of design consultants, contractors, internal and external stakeholders
  • Excellent technical skills ability to review and understand design drawings (all disciplines)
  • Knowledge and understanding of standard form of contract documents, project scheduling, budget and controls
  • Professional designation will be considered an asset professional engineer, registered architect, appl
