Primary Duties & Responsibilities:

Responsible for the completion of all maintenance service requests as assigned
Coordinate special projects as directed by the Community Manager
Assist in monitoring all work being performed by outside contractors
Responsible for 24hour emergency maintenance service as scheduled
Carry pager/cell phone as required for oncall maintenance
Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
Implement preventative maintenance measures
Maintain inventory of repair equipment and supplies
Complete grounds work as directed by Community Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas
Responsible for alerting the Community Manager of any unusual occurrence and/or damage that have taken place or that may occur
Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees
Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
Follow established company policies and those outlined in the Employee Handbook

Education & Experience:

High school diploma/GED required.
Physically capable of lifting 50 pounds unassisted.
Must have valid driver's license and provide driver's abstract
Knowledge of modular home maintenance an asset
Able to work in confined spaces (under units for winterization and plumbing issues)
Experienced in operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools.
EPA certification required.
Effective written and oral communication skills.
Ability to prioritize with effective time management and organizational skills.
Strongly demonstrates the ability to multitask in a fastpaced environment while maintaining a high level of accuracy and attention to detail.
Adaptable and resourceful selfstarter with a positive, cando attitude.
