Wesgroup is poised for significant growth over the next few years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Senior Analyst, Asset Management to join our team.


Key Accountabilities:

Planning & Strategy

  • Assist in creating and maintaining strategic asset plans for each property in the portfolio
  • Conduct analysis of value initiatives proposed by senior management, such as long term capital plans
  • Provide analytical support for major new and renewal leases to facilitate negotiations
  • Support property management, leasing and accounting in the annual budgeting process
Valuation

  • Maintain valuation worksheets for income assets using various methods such as DCF, Direct Cap, and Market Comparison
  • Liaise with external appraisers, review of valuation metrics and clear understanding of valuation inputs/outputs
  • Review property tax assessment for income portfolio, support property tax appeals, represents the company regarding all matters concerning property tax assessments with BC Assessment
Reporting and Other

  • Monitor portfolio and propertylevel compliance restrictions
  • Prepare quarterly and annual lender review packages for IPP assets
  • Keep current with market trends; prepare market reports and research papers for internal use
  • Participate in adhoc projects as required

Qualifications, Knowledge & Experience:


  • Minimum of 1 to 3 years of relevant industry experience, working with a real estate company (asset manager or developer), real estate brokerage or advisory firm, appraisal firm, or real estate lender
  • Undergraduate degree in real estate, business/finance or other relevant area of study
  • Highly proficient in Microsoft suite of products with a strong emphasis on Excel
  • Experience working with Yardi and Argus systems would be considered an asset
  • Must be highly organized and be able to prioritize multiple competing tasks
  • Excellent written and verbal communication skills
  • Great attention to detail and degree of accuracy

Expected Compensation:


  • The expected salary range for this role is $75,000 $95,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
