We are looking for a highly talented and motivated Mobile Resident Manager to provide coverage on our properties in Winnipeg.

They will ensure the properties assigned to them are maintained both in cleanliness and repair, assist in keeping suite vacancies to a minimum, assist in collecting late rent and fees, and represent the Company in a manner consistent with our Vision, Mission, and Values.


The duties include but not limited to:
Maintaining the property to the standard of Management in safety, cleanliness, and repair:

  • Ensure that the maintenance of grounds, front boulevards and sidewalks including grass cutting, shoveling of walkways, sidewalks, and entrances, and cleaning up garbage (including pet waste) meets those standards daily.
  • Clean all interior common areas.
  • Ensure that all apartment homes are shown and turned over to new residents clean and in good repair.
  • Complete move in and move out unit inspections with incoming residents using the Yardi Mobile App and ensuring it is uploaded to the office within two (2) days.
  • Complete annual and semiannual home inspections and follow up on any items related to cleanliness, maintenance, fire safety, security, etc.
  • Attend to minor maintenance and troubleshoot all requested repairs before requesting a work order. Ensuring that required repairs/deficiencies are reported to Facility Services and the Property Manager as soon as possible.
  • Manage parking lot. This includes reporting unauthorized vehicles, maintaining a waiting list (if necessary), keeping it clean and in good repair.

Assisting the Property Manager in the leasing of suites:

  • Respond to requests and inquiries regarding apartment home availability and showing vacant apartment homes to prospects on a timely manner.
  • Conduct open houses as needed during evenings or weekends.
  • Place additional "for rent" signs around the community to drive more viewing traffic
  • Assist the Property Manager in collecting rent or fees owed.

Resident Relations:


  • Be on call evenings, weekends, and holidays for emergencies.
  • Deliver letters to residents on behalf of the Company.
  • Deliver and collect lease renewals.
  • Complete all necessary paperwork.

Qualifications:

Education & Experience

  • Grade 12 education or equivalent experience.

Knowledge, skills, and abilities:


  • Must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
  • Must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
  • Must be organized and pay attention to detail.
  • Ability to work independently and manage time effectively.
Other

  • Valid Manitoba Driver's License and reliable vehicle for use in visiting multiple locations throughout the city when needed.
