Condominium Property Manager- Develop operations and maintenance plan with checklists for properties. Maintain Operations and Fire Safety manuals as required
- Tender, negotiate, engage and supervise services and contracts required for operations and preventative maintenance of the property
- Responsible for the overall performance of the site including, but not limited to providing exceptional customer service
- Conduct periodic property inspections for service, maintenance and risk management standards recommending and taking action where required
- Ensure maintenance and repair of the property is completed in a timely manner
- Ensure timely collection of Common Element Fees from unit owners
- Preparation of Annual Operating Budget and liaise with Corporation's auditor for the completion of Year End Audits
- Supervise building staff including Concierge, Site Super and Cleaning Staff
- Promptly respond, explain and/or resolve Board of Directors, owner and/or resident inquiries and requests and maintain detailed notes on issues, actions and remedies
- Prepare and present management reports to Board of Directors, including operational variance analysis
- Prepare and issue timely building notifications, meeting reminders and legal notices
- Timely follow up on accounts receivables and review and approval of payables.
- Coordination of major capital projects
- Maintain all required building files including, but not limited warranties for all aspects of the buildings and related equipment
- Issuance of Status Certificate as required
- Emergency on call after hours service and evening meeting commitments
QUALIFICATIONS:
- Minimum 2+ years experience in condominium property management industrty
- Limited License Manager
- Excellent relationship management and superior communication skills
- Working knowledge of Condo Control Central
- Experience in contract review and managing trades
- Proficient in preparing Annual Budgets, and reviewing and understanding financial and administrative reporting
- Proficient in using Microsoft Office Suite (Excel, Word and Outlook)
- Understanding of government regulations including Condo Act, Municipal and City bylaws
- Familiar with Ontario Fire Code, Ontario Building Code, WHMIS, Occupational Health & Safety
Job Types:
Full-time, Permanent
Salary:
$50,000.00-$55,000.00 per year
Schedule:
- 8 hour shift
- Monday to Friday
Ability to commute/relocate:
- Toronto, ON: reliably commute or plan to relocate before starting work (required)
