The Building Operator Level 3 is an entry level position providing maintenance support as a member of a building operations team.

The Building Operator Level 3, will report to the Operations Supervisor.

The primary objective of the Junior Building Operator is to ensure that the Industrial portfolio of buildings are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

This position is based out of our Western Business Park, Mississauga location.


Responsibilities:

The primary responsibilities of the Builder Operator Level 3 include:

  • Respond to tenant service requests and emergencies in a prompt & efficient manner.
  • Coordinate repairs with preapproved vendors /contractors as necessary;
  • Monitoring of computerized control systems
  • Carry out preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
  • Repairing and maintaining climate control and other mechanical systems within a building or portfolio;
  • General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops.
  • Participate in routine safety and housekeeping inspections
  • Fulfill Incident Command duties under the Emergency Response Plan
  • Participating in corporate occupational health and safety program;
  • Assisting with waste, recycling and hazardous materials issues;
  • Remaining current and up to date with new industry practices, legislative changes and new technologies;
  • Be prepared to be in an all buildings oncall rotation;
  • The Junior Building Operator is a mobile role which will involve travel between various properties (company vehicle provided).
  • Weekly commitment includes brief report to Operations Supervisor.
  • Conduct Environmental assessments in accordance with Company procedures.
  • Perform daily property inspection, daily log readings of utilities & fire protection equipment
  • Other assigned duties.

Qualifications:


  • 1 year of direct work experience holding a junior or intermediate position in building operations is an asset but not a requirement.
- a valid drivers license;
- entry level skills in Microsoft Office.

  • Are knowledgeable about a Building's HVAC, plumbing, electrical, BAS systems, and life safety systems
  • Have a basic understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)
  • Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
  • Previous related maintenance/operations experience
  • Indepth understanding of the operation and maintenance routines of HVAC and life safety equipment
  • Knowledge of general maintenance procedures
  • Must have a valid drivers license with a clean record"

  • Ability to work all hours required to provide sufficient building coverage & available on an oncall basis after hours; ability to respond to the emergency callouts.
  • Are enrolled in the Building Environmental Systems programs at Seneca/Sheridan College
