Summary of duties


Under the direction of the Manager, Facilities & Infrastructure, this position is responsible for performing inspections, preventative and corrective maintenance, routine and on-demand services on AUPE facilities, mechanical, electrical equipment and systems.

This position coordinates preventative and corrective repairs to AUPE facilities.

Work is performed in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health & safety, and fire protection.


Qualifications

  • Grade 12 Diploma, or combination of education and experience
  • Valid Alberta drivers' license
  • Building Operator Level 2 Certificate and 5th Class Power Engineer's Certificate
  • Familiarity with work order and maintenance management software for commercial real estate
  • Knowledge of commercial buildings and fire codes
  • Understands construction drawings
  • Troubleshooting knowledge of Direct Digital Control system
  • Ability to use a computer and a smartphone
  • Familiarity with LEED and WELL programs
  • WHMIS training

Experience
-
Previous: Three (3) years previous experience in a maintenance environment.


Key activities

  • Maintenance and Operation_
  • Check and operate all major components of the mechanical systems including boilers, expansion tanks, pumps, chiller, cooling tower and related equipment. Where a building automation system is present, ensure that the various components are in line with all the target values and set points.
  • Troubleshoot HVAC and heat/cool issues, check thermostat operation and calibrations and perform minor maintenance. When necessary, contact HVAC assigned to property to make repairs (for larger repairs, obtain quotes for replacement components for approval prior to awarding the work.
  • Troubleshoot various tenant issues and arrange for repairs to be done as permitted within the lease.
  • Perform roof and drain cleanups, minor roof repairs and inspect gum boxes and storm collars.
  • Coordinate building inspections with contractors and building consultants liaise with contractors, tenants, utility companies and various authorities.
  • Check all safety components including sprinklers, fire alarm, security, and card access systems. Ensure keys are in key boxes. Arrange for changing lock box codes, keys and cylinders. Attend tenant move
- in/move-out inspections and any tenant lock-out terminations.

  • Check common areas for cleanliness, lighting, emergency exit lighting, damage to walls and floors. Perform minor drywall repair and painting. Perform minor ceiling repair including tile replacement and tbar repairs.
  • Monitor vacant space for cleanliness, heat and cooling.
  • Perform plumbing, carpentry, and electrical, mechanical repairs as qualifications allow.
  • In addition to daytime emergencies, the Building Maintenance Coordinator will respond to after hour emergencies.
  • Grounds Keeping_
  • Mows, trims, prunes.
  • Weeds and plants.
  • Ensures timely removal of snow and ice.
  • Maintains grounds equipment.
  • Project and Renovation Work_
  • Coordinates contract work.
  • Coordinates and participates in inhouse renovations as required.
  • Works with purchasing department to obtain pricing and quotations for goods and services.
  • Supervisory and Administrative_
  • General supervision and directs the work of custodial staff.
  • Provides leadership to the building maintenance team.
  • Miscellaneous_
  • Caretaking duties as required
  • Perform meeting room setup as per the meeting scheduler requests.
  • Deliveries mail, picks up supplies as required.
  • Provides security functions (lock and unlocks doors).
  • Various tasks as assigned.
