- Overseeing all maintenance IQ work orders
- Participating in capital work and maintenance contract tendering processes
- Involvement in special projects and accountable for property upkeep, enhancements, and enhancements
- Conducting or supervising minor mechanical and electrical tasks, drywall repairs, painting, carpentry, grounds maintenance, and other necessary projects
- Prompt and effective response to tenant repair requests
- Management of maintenance and cleaning during unit turnovers
- Regular reporting to the Director, Residential Property Management regarding persistent maintenance issues
- Conducting move-in, move-out, and annual unit inspections in collaboration with the Director
- Monitoring and procurement of maintenance and cleaning supplies
- Operation and oversight of the building's HVAC and automation systems
- Facilitating access to subcontractors as needed
- Maintaining maintenance records for units and common areas
- Availability and participation in on-call emergency response during evenings/weekends for building emergencies
- Supervision, training, and coordination of maintenance staff
- Demonstrating knowledge of current Ontario health and safety practices, especially in equipment maintenance and lockout procedures
- Possessing hands-on M&E skills and the ability to assume technical responsibilities when required
- Experience with environmentally friendly Environmental Management Plans
- Strong troubleshooting, problem-solving, and conflict resolution abilities
- Expertise in managing high-rise building mechanical room equipment operations, maintenance, and repairs

The Maintenance Supervisor will experience a diverse range of tasks daily and will play a key role in upholding the company's positive reputation. The Maintenance Supervisor is required to collaborate effectively with others, embodying a team-oriented and sociable approach to collectively reach shared objectives. Ensuring adherence to relevant legislation such as the Ontario Building Code, Ontario Fire Code, Canadian Standards Association, Technical Standards Association, and Electrical Safety Authority is paramount.Responsibilities include:
Post-secondary certification in Building Maintenance, Architectural Technology, Engineering Technology, or a related field. Alternatively, an equivalent combination of education and experience will be considered.
A minimum of five (5) years of experience in building maintenance and/or construction, including working with diverse building trades personnel.
The Maintenance Supervisor needs to prioritize client satisfaction, portraying a positive company image internally and externally.
Accountability for decisions and professional conduct that presents Trust's interests with respect and ethics is essential.
Illustrating an entrepreneurial spirit and a proactive approach akin to taking ownership and demonstrating resourcefulness and creativity in daily tasks is expected.
Collaboration, idea-sharing, and effective teamwork towards common goals with colleagues and associates are key expectations for the Maintenance Supervisor.
