    The Opportunity:

    The Associate, Investments will be under the supervision of the Principal, Investments, with key responsibilities including evaluating investment opportunities, conducting due diligence on transactions, preparing internal and client documentation like Confidential Investment Memorandums, and collating real estate market and economic research material. Collaborating closely with the Investments team and other portfolio and operating teams is essential.

    What You Will Do:

    • Embrace and actively support BGO's Culture Code.
    • Prepare financial analyses, cash flows, market reports, and investor memoranda for acquisitions, sales, and development proposals.
    • Work closely with Investment team analysts on underwriting and cash flow analysis.
    • Lead due diligence activities, coordinating with technical consultants and other BGO teams.
    • Create internal and external investment committee materials and presentations.
    • Assist in strategic growth initiatives at BGO.
    • Analyze different property scenarios and opportunities, including acquisition structures, development options, lease transactions, financing alternatives, and disposition strategies.
    • Interpret market and economic research, integrating it into investment memos.
    • Maintain the Canadian investment transaction database and pipeline report, presenting new opportunities and updates to portfolio managers.
    • Perform other necessary duties.

    Who You Are:

    • Hold an undergraduate degree in real estate, commerce, finance, economics, math, or engineering.
    • Completion or pursuit of a master's degree or professional designation (CFA, MBA, CA, AACI) would be advantageous.
    • Have a minimum of 4 years of relevant industry experience (real estate company, appraisal firm, brokerage).
    • Bilingual proficiency in English and French is a plus.
    • Relationship Skills – Excellent oral and written communication, presentation abilities, and the capacity to build and maintain positive working relationships with various personalities; maintain confidentiality.
    • Organizational/Multi-Task Skills - Effective time management, working under pressure, meeting tight deadlines, handling multiple demands and priorities, adapting to change, working independently with strong analytical and detail-oriented skills.
    • Computer Skills – Advanced knowledge of Excel, Word, and PowerPoint; proficiency in Argus.
