Summary Description:
Under mínimal supervision, performs a wide range of skilled mechanical maintenance and repair work related to equipment, structures, and systems in accordance with set guidelines and standards.
Representative duties may include the cleaning, lubricating and repairing of mechanical parts on equipment, monitoring the operation of and performing routine preventative maintenance duties on boilers and air handling systems, construction of basic wooden structures, minor repair and/or part replacement on plumbing fixtures and pipes, testing and adjusting light fixtures, assisting outside trades/contractors and other assigned maintenance staff with various construction or maintenance tasks.
Duties and Responsibilities
Performs mechanical maintenance duties on various types of equipment, disassembles, repairs lubricates, replaces parts and re-assembles compressors, fans, pumps, appliances, and motors or gear systems, or any small pieces of equipment.
- Monitors and performs preventative maintenance and minor repair duties on boiler and air handling systems such as taking and recording pressure, temperature levels, and air flow readings, adding prescribed water softeners, and chemicals, cleaning and changing heating coils, valves, filters and belts, testing, recalibrating and replacing thermostats, cleaning and repairing ducting and vents.
- Reports unusual or abnormal system readings or problems to Maintenance Supervisor.
- Performs building constructions and renovation duties such as constructing simple wooden articles or structures such as partitions shelving, ramps, boxes, stands, bulletin boards, and counters.
- Repairs furniture, doors, windows, and floorings.
- Repairs and paints walls and surfaces.
- Assists in developing and maintaining a preventative maintenance program for the community.
- Participates in the preparation of annual budget and maintains a monthly report of budget target and goals.
- Able to work weekends; responsible for oncall duties, working nights if required.
- Performs minor repairs as required on the external part of the community or internally as required.
- Responsible for the coordination of snow removal, parking lot maintenance, and signage.
- Responsible for coordinating refurbishing requirements as a result of resident suite turnover, including carpet replacement.
- Performs other duties as required including coverage of Night Security/Janitor shifts.
Education and Experience
Any combination of education and experience providing the skill and knowledge for successful performance would qualify.
Typical qualifications would be equivalent to:
- Minimum Grade 12 diploma
- 35 years' experience in building operations
- WHMIS
- Must be able to work independently and be physically fit to meet the demands of the position.
- Must have exceptional interpersonal skills
