About The Role:
Bosa Properties is looking for a Construction Manager to join our team of talented real estate professionals.

Reporting to the Director of Construction, this individual will have a unique opportunity to work on projects in Vancouver on both the Development and Construction sides of the business.

The Construction Manager will act as the project representative, liaising with the respective Development Managers, Consultants, and Construction Management teams.

They will play a key role in facilitating consistency and accountability to achieve project schedules, budgets and key deliverables.


What You'll Do

  • Lead and engage a high performing project team, fostering collaboration and ensuring the project is delivered on schedule and exceeds enduser expectations;
  • Lead and manage external project stakeholders, ensuring they are accountable to the highest standards;
  • Partner with Development Manager to develop the construction budget and schedule throughout the preconstruction phase;
  • Lead and oversee the project design development with the Consultant team to complete a IFT drawing set that aligns with the project proforma through efficient design, value engineering and scope selections for the corresponding project visioning;
  • Tender and execute the enabling works associated with the respective projects, such as hazmat and demolition, offsite civil works, and various onsite monitoring works;
  • Collaborate closely with contractor's procurement and preconstruction team, with early involvement of suppliers and trades to evaluate products and systems;
  • Monitor, track and conduct risk analysis of project performance, schedule and budget adherence and forecasting;
  • Develop contingency plans and guide the project change management process with detailed involvement in contract administration and forecasting;
  • Lead and plan the quality control and project closeout phase with the contractor and Customer Care team to ensure adherence to the expected quality standards and achieving outstanding Net Promotor Scores from our clients;
  • Ensure project milestone completion dates are being met;
  • Present monthly project performance reports to the leadership team;
  • Participate in project meetings with internal and external stakeholders to monitor and facilitate the project's ongoing progression while providing planning and solutions;
  • Foster the culture of partnership with team members, consultants, contractors, and trades.

What You Bring:

  • Five (5) years of related construction or Owner's Representative experience;
  • Degree in Engineering, Construction Management, Architecture or related field;
  • Strong technical knowledge of modern design and construction practices, documents, drawings, schedules, technology, equipment, industry practices and contract negotiations;
  • Demonstrated ability to plan and manage multiple projects and priorities in parallel;
  • Demonstrated ability to collaborate with multiple project stakeholders to ensure project and business outcomes are achieved;
  • Proven ability to establish and maintain relationships across the organization, and in the marketplace;
  • Demonstrated ability to proactively identify risks and opportunities that will affect project and organizational objectives;
  • Experience with managing multiple lifecycles of a project will be considered a strong asset.

Salary
The expected base salary range for this role is $112,300 - $154,400. Our salary ranges and bonus percentages are determined by job family and level.

Base salary is determined by a combination of factors including, but not limited to, education and training, years of relevant experience, and internal equity.
