WHO IS STRAND?


Founded in Vancouver in 1976, Strand has been actively involved in a number of real estate sectors, including: the development and acquisition of multi-family apartments and condominium projects, single family land and housing developments, the development of multi-unit warehouse projects, the acquisition of office building properties, and the provision of mortgage financing to developers for residential and commercial developments across Canada and the United States.

While Strand has maintained a relatively low profile, consistent with the philosophy of its major shareholders and financial partners, Strand has acquired, developed, and financed over 23,000 homes while consistently maintaining its reputation for thoughtfully and successfully developing real estate.

Strand is active throughout several regions, with its head office, located in Vancouver and an office in the western United States.

Strand's active projects are comprised of over six thousand residential units and, in Greater Vancouver, Strand is developing over thirty-four hundred homes (fourteen hundred condominiums and two thousand rental apartments), along with over one million three hundred thousand square feet of employment generating space (retail/office/light industrial).

QUALIFICATIONS

  • Enthusiasm and genuine passion for Real Estate and Real Estate Finance;
  • A minimum of 25 years of experience and proficiency in preparing and managing complex real estate financial models and budgets;
  • A professional designation (CPA, CFA), or actively working towards one, is an asset;
  • A strong commitment to producing accurate and comprehensive work product;
  • Excellent interpersonal skills with an ability to work effectively both independently and in a team environment;
  • A collaborative team player with strong verbal and written communication skills combined with a strategic thinking capability;

DUTIES & RESPONSIBILITIES


The Manager, Finance will report to the Director of Finance and will play a critical role in underwriting, analyzing and monitoring Strand Projects.

This position encompasses a range of responsibilities, including assisting in team leadership and financial analysis.

The duties and responsibilities include, but are not limited to, the following:


  • Assist in managing a finance team, fostering a collaborative environment and ensuring professional growth and development of team members.
  • Develop or oversee the preparation of comprehensive financial models to help make informed strategic decisions on potential and ongoing development projects.
  • Develop or oversee the creation and maintenance of multiyear cash forecasts and return metrics for ongoing development projects.
  • Provide strategic recommendations to Senior Management based on financial analysis.
  • Coordinate and prepare key materials for capital raises, including financing requests and investment memorandums.
  • Conduct complex financial analyses, such as scenario analysis and sensitivity analysis.
  • Coordinate and create key reporting materials for both internal and external stakeholders, including monthly and quarterly reporting packages for Senior Management.
  • Manage the regular process of updating and maintaining development budgets, including variance analyses.
  • Obtain inputs and assumptions for development proformas through conduction of market research and collaboration with other departments within Strand.
