Maintenance Worker

Hours of Work: 37.5 Hours per week

ABOUT ST. CLARE'S

St. Clare's is a non-profit housing provider that owns and operates 7 apartment buildings in Toronto's downtown core. Many of our tenants have experienced homelessness and manage challenges with mental health, addiction, and trauma.


ACCOUNTABILITY


The Maintenance Worker reports to the Property Manager(s) of the building(s) they are currently assigned to and must be willing to move to other buildings as necessary which can be with little notice.


FUNCTION


The Maintenance Worker performs routine maintenance tasks and repairs as well as provides clerical and administrative support in the day-to-day maintenance operation of the building.


DUTIES
The duties of the Maintenance Worker fall under the falling categories:


1.

General Duties:


  • Completes work required under tenant apartment work orders, assessing and prioritizing requests.
  • Maintains an inventory of tools, supplies, paint, etc.
  • Performs preventative maintenance.
  • Regularly performs cyclical maintenance tasks.
  • Performs appropriate emergency, corrective, long term and routine maintenance.
  • With the Property Manager, regularly inspects whole interior and exterior of the building noting problem areas to be fixed.
  • Conducts annual and move out inspections of apartments and completes all work required to prepare the unit for the next tenant, which includes painting.
  • Available to respond to maintenance emergencies (flooding, fire equipment etc.) on an On Call basis, one week out of every seven weeks.
  • Maintains all tools and equipment.
  • Completes routine cleaning as required to support cleaning staff.
  • Advises the Property Manager when there is a need for specialized tradespeople.

2.

Specific Duties:


  • Ensures all maintenance certificates (boiler, generator, fire system, fire hose, sprinkler, elevator, roof anchor, backflow preventer, fire suppression) are up to date and accessible.
  • Checks elevator heating in machine room.
  • Ensures that the elevator maintenance contractor inspects regularly.
  • Replaces cracked or broken glass.
  • Performs routine upkeep of all fencing.
  • Checks operation of electric baseboard heaters and ensures they are functioning properly.
  • Checks operation of boilers and ensures they are functioning properly.
  • Checks operation of generator to ensure that it is functioning properly.
  • Ensures that the fire alarm control is on
  • Ensures that the fire hose cabinets have been serviced, that the extinguishers are present and charged, that the hose is dry, clean and properly positioned, and that portable fire extinguishers are serviced.
  • Replace bulbs in exit lights, and change timers in exterior lights to reflect seasonal light conditions.
  • Respond to work orders and completes repairs, including minor plumbing, electrical and appliance repair.
  • Snow/ice removal as well as yard maintenance
  • Manages collection of garbage and recycling
  • Handles the On Call Maintenance Line for one week out of every seven, responding as necessary.

Administration:

  • Assists the Property Manager in the administration of maintenance procedures and systems of the building.
  • Oversees unit files on maintenance work.
  • Keeps an uptodate inventory of tools and equipment and keeps tools and supplies in an orderly manner so they are easily accessible and ready for use.
  • Take delivery of maintenance supplies approved by Property Manager (check and submit packing slips)
  • Checks, restocks and maintains inventory records.
  • Contractors
  • Contacts and assists in the supervision of contractors when work is being completed in the building.

REQUIREMENTS:


  • 23 years of experience in residential buildings
  • Ability to handle work in a calm and confident manner.
  • Experience with nonprofit organization is an asset.
