Responsible for providing project/construction management services, as well as administering and supervising Tenant and Landlord improvement activities for Brookfield Properties.
RESPONSIBILITIES:
- Tenant Work Project Management:
- Responsible for working with Tenants, their designers and contractors, reviewing Tenants' drawing submissions to ensure that proposed design and construction meets Brookfield guidelines and standards.
- Recommend changes to drawings and specifications to comply with Brookfield standards and deliver a seamless construction experience through a fulsome review letter.
- Monitor Tenant's construction projects to ensure that procedures, materials, and equipment comply with approved plans, specifications, and samples, building standards and quality.
- Coordinate with tenants, their consultants and contractors during construction to assist in resolving building issues, site problems, and to assist in maintaining project schedule.
- Manage documentation and tenant correspondence relevant for the project.
- Maintain, revise, and update Construction Manuals as a result of code changes or company standard changes; ensure that required start up documents are received and filed.
- Landlord Work Project Management:
- Prepare and participate in budget estimates and schedules for Landlord Work and some capital expenditure projects.
- Manage site meetings and project inspections to ensure projects are delivered on time and on budget.
- Recommend selection of consultants and contractors for Landlord Work; manage and build key relationships with the selected project team to deliver a successful project based on approved timing, scope and budget.
- Prepare and review tender documents, contracts, purchase orders and forecasting through Construction Manager/Yardi.
- Review documentation during the project including shop drawings, schedules, site instructions, and change orders. Ensure that required closeout documents are received and filed, and that all permits are closed.
- Monitor deficiency lists; review projects at end of warranty period for defects and noncompliance items.
- Advise management of uptodate construction management concepts and practices.
- Support to Other Departments:
- Assist Leasing (office & retail), Asset Management and Legal Departments in the negotiation and finalization of lease documents related to construction work.
- Provide accurate project status updates to all stakeholders (schedule and cost).
- Coordinate and notify building operations and security of construction activities.
- Collaborate and support Property Management with building modifications, capital projects, finishes selection, and research.
- Billing & Administration:
- Approve invoices and tenant allowances; review and recommend approval of payments to contractors, suppliers, etc. for quantities of materials received or used and work completed during specific periods.
- Develop, recommend, and maintain accurate and current project budgets.
- Embody and support Brookfield Properties' Safety, Health and Environment Policy.
QUALIFICATIONS
SERVICE / PERSONAL SKILLS:
- Superior customer service delivered by strong verbal and written communication skills.
- Solid negotiation, problem solving, and interpersonal skills.
- Excellent multitasking, detail orientation and organizational skills.
EXPERIENCE & TECHINCAL SKILLS:
- Project management skills including experience with managing General Contractors.
- 7+ years' related experience in retail, office and base building construction and renovations.
- Ability to read, interpret and understand drawings and specifications.
- Experience with negotiations and with budgeting is a definite asset.
- Strong knowledge of building codes, contract law, construction material, and design concepts.
- Knowledge of construction, contract practices and project close out procedures.
- Knowledge of local municipality requirements and regulations.
- Basic Accounting knowledge and working experience within an accounting system.
- Computer Software knowledge of MS Office 2010, Outlook, Auto-View, Microsoft Project and Accounting/Construction Management software program.
EDUCATION/DESIGNATIONS/LICENSES:
- University Education; P.Eng., preferred.
