Job Purpose

Key Accountabilities & Deliverables
The Project Manager is comfortable with the complexities and details that come with pricing and producing multi-family homes.

The long-term goal is to value engineer project designs, production and pricing methods in order to sell and close 100 to 150 plus units per year, on time, on budget and defect free.

Builder MT:

  • Working with the Estimating department assist in the effective use of the Builder MT system for the multifamily division.
  • In conjunction with the other Project Managers and Project Coordinators, design, rollout, and input job costing and job coding parameters.
  • Monthly budget revisions and monitoring of project budgets.

Construction & Estimation:

  • Works with the Director of Construction in sourcing and recommendation of trades, above ground and underground development servicing contractors tendering contracts, negotiations, awards, contract management and trade partner relationship management.
  • Manages all scopes of works, purchase orders, job starts etc. with trades, manufacturers, Consultants etc.
  • Comprehensive take off of materials, services and other total project cost categories; pricing of all units, and unit finishes.
  • Arrange for safety permits, noise permits etc.
  • Attends project trade meetings, hosts start up meetings.
  • Maintains historical database of project costs, designs, and trade lists etc. for forecasting purposes.
  • Host Mock up meetings on site with Site Supervisor and Trades involved Scopes of work.
  • Attend Building envelope meetings and manage sign off procedure.
  • Attend City Inspections as needed as well as manage the Final Building Occupancy process.
  • Set out clear cut off points for the Sales Team and Director of Product on Selections and Spec units ensuring the construction schedule runs as smooth as possible.

Accounting and Budgeting:

  • Working with the Construction Manager, Site Supervisors, reviews and approves all contract invoices, purchase orders, change orders.
  • Responsible for forecasting, updating, monitoring, managing budget changes, cost savings, revenue updates, and variances.

Desired Education

  • Business Degree and/o r
  • Engineering Degree/Technologist and/or
  • Project Management I Systems Implementation training and/or

  • Supplementary training, including PHBIA training courses or equivalent Construction I Field Experience
  • And/or equivalent

Essential Relevant Experience

  • 5 plus years of multifamily and/or commercial estimating.
  • 5 plus years of residential and/or commercial construction experience and technical knowledge.
  • 5 plus years of project management, project scheduling, and systems implementation.
  • Strong ability to multitask; be proactive; and understand attention to detail.
  • Complete understanding on the product design, sales and construction processes.
  • Highly competent in quantity takeoffs, budgeting, and value engineering building protypes.
  • High level of computer skills and understanding of computer programs including (Microsoft Office, Excel, Project Management, Bulder MT, etc.).
  • Stay current with Building Code (National and Provincial), Mandatory Warranty requirements, Condominium Act, Labor Relations, Safety Codes etc.
