Position Summary and Job Magnitude

The Leasing & Marketing Manager trains and oversees the onsite leasing and marketing functions and directs the sales efforts of the community.

The Leasing & Marketing Manager is responsible for providing exceptional service to community residents, future residents, vendors, and the corporate management team.

The Leasing & Marketing Manager also takes an active role in the external marketing and advertising for annual lease up.


Essential Functions and Basic Duties

  • Complete lease/renewal paperwork to ensure completion to company standards.
  • Explain lease information to residents.
  • Ensure all traffic is entered into the system to track leasing activities.
  • Walk Suites prior to showing and occupancy by resident.
  • Review leasing paperwork, and audit lease files.
  • Submit daily, weekly and monthly leasing/marketing reports as required.
  • Track and evaluate advertising, and all client traffic. Ensure online advertising is reviewed and updated daily.
  • Responsible for training and developing leasing personnel in accordance with company policies and procedures.
  • Prepare annual and monthly marketing plans, leasing strategies, and advertising proposal with assistance of the Community Manager.
  • Perform weekly audits of internal and external marketing sources to ensure accuracy and sense of urgency to drive overall leasing velocity.
  • Maintain professional communication with residents, applicants, and other representatives.
  • Report all community issues, leasing objections, and potential liabilities along with recommendations for solving such issues to Community Manager and corporate support team.
  • Determine leasing/marketing opportunities for leasing staff and work on goal setting; improving the performance of each staff member.
  • Analyzing shop program results, distributes completed evaluations and reviews areas of concern. Develops an action plan with the team member for areas of concern
  • Develop, implement and monitor community contests/awards/leasing incentives.
Prepare and maintain complete resident and general office files; keeping proper documentation at all times.

  • Maintain Renter's Insurance compliance per company policies and procedures.
  • Monitor MonthtoMonth leases, complete audit and ensure MTM lease compliance.
  • Shop competition to keep abreast of local market conditions.
  • Schedule and attend weekly external and on campus marketing events.
  • Monitor compliance with revenue management system and participate in weekly leasing calls.
  • Assist in the coordination of monthly resident events.
  • Other duties as assigned

Health & Safety

  • Works in compliance with the provisions of the OHSA, regulations and internal policies and procedures and reports any contraventions to their supervisor.
  • Uses or wears the equipment, protective devices or clothing that Integris Student Living requires.
  • Reports to the appropriate supervisor(s) any hazards, missing or defective equipment or protective device which could endanger any person.
  • Does not engaging in any prank, contest, feat of strength, unnecessary running or rough and boisterous conduct.
  • Reports any risks or potential risks of violence or harassment encountered in the workplace immediately to supervisor.
  • Knows, understands and implements safe work practices and procedures and employs established rules and procedures for handling materials, equipment and processes (e.g. Reporting unlabeled containers, using proper lifting techniques, etc.)
  • Requests that worn out or defective equipment be replaced, when appropriate.
  • Uses equipment and materials only in the manner intended.
  • Reports any injuries, incidents and unusual conditions immediately to supervisor.
  • Inspects the work area and equipment daily and reports any hazards immediately to supervisor.
  • Attends all required health and safety training programs (e.g. WHMIS, orientation), and applies knowledge to daily operating procedures at Integris Student Living.

Qualifications

Education:
High School Diploma or greater, Bachelor's degree preferred

Skills/Abilities:
Must possess excellent oral and written communication skills

Must possess basic computer skills in a Windows environment

Must possess the ability to work in a team environment

Must be able to take direction from supervisors

Experience Required:
Minimum 1 year experience in similar role an asset

Prior sales experience preferred

Prior leasing experience preferred
