About Anthony Baker:

I  gave up my CMRAO Condominium Management Provider Licence last year to take a hiatus because I needed a vacation after twelve years of working alone. I still maintain my General Licence and am now looking to return to property management working for someone else.

Previously I was a self-employed lithographer making final film for the printing trade with up to eighteen employees. In both capacities I have worked with groups of employees, contractors, accountants, legal counsel and everyone else involved in both businesses.

I do not have training on condominium specific software (I am a quick study) but have used MS Office365 for years.

PROFESSIONAL PROFILE Have a good understanding and practical experience of condominium law, financial planning and building repairs (minor and major). Organization and time management abilities, negotiation skills, work well under pressure, prioritize, ensure safety, apply preventive maintenance, oversee and monitor repairs. 

EMPLOYMENT Residential Condominium Building with 12 Units 2008 - 2021 Queen/Woodbine area  Reported at meetings with the Board of Directors monthly.  Established budgets annually, also with a view to the Reserve Fund. Built consensus to enable improvements and enhancements, while ensuring safety inside and outside the premises; applied energy conservation. Then presented all options to the Board for approval.  Involved with decision making in terms of preventive maintenance, regular maintenance schedules and repairs. Accessed estimates from vendors and suppliers.  Procured and evaluated quotes before presentation to the Board. Discussed costs, and when work would be completed, deadlines, arranged method of payment and issued all cheques. Collected all post-dated maintenance fee cheques and completed all banking tasks including advising Board on investments. Oversaw work done, determined results and reported to Board.  Informed owners well ahead of time of work to be done and provided security services, at no additional cost, for all ensuite repairs.  Projects undertaken: - Oversaw the installation of a new fire alarm system (new panel and all new active field detection devices) - Oversaw torch down replacement of a flat roof and 23-balcony membrane, Toronto Hydro vault door replacement at rear of the building. - Helped design, contract and oversee replacement of 20-year-old front entrance. At the same time had all balcony railings and stairwells painted. Replaced sloped roof shingles.  Scheduled and oversaw contractors for HVAC, plumbing, electrical, general repairs and painting as needed as well as annual fire inspections to promote safety and arranged for required upgrades.  Arranged for snow removal, landscaping, recycle bin collection, garbage collection, janitorial duties.  Identified all problem areas and arrived at viable solutions in a timely manner.  Dealt with various contractors while having all projects under control and running on time.  Set up cleaning schedules ensuring everything was performed to benefit the condominium, i.e. landscaping, minor and major repairs, elevator regular maintenance.  Maintained and updated files including personal contact information with discretion and confidentiality. Was meticulous about accuracy.  Ensured residents moving in received excellence in customer service and provided a welcome package.  A diplomatic communicator and relationship builder with stellar negotiation skills.  Acknowledged by owners and Board of Directors for proficiency in all aspects of the position. Performed all functions by going above and beyond to ensure daily operations were run on time. Proposed solutions and contributed to annual revenue sustainability.  Valued for consistently exhibiting a calm and positive demeanor, regardless of the situation. Was sincere and honest with a high level of personal and professional integrity. Balanced demands, prioritized workload, made presentations to the Board.
