Responsibilities:


As a Property Manager with Hines, you will provide day-to-day property leadership and management with emphasis on developing and elevating the tenant experience while meeting investment and owner objectives.


Responsibilities include, but are not limited to:

  • Develop and maintain ethical, professional, and courteous relationships with all service providers, tenants and stakeholders
  • Create a team environment and focus on operational excellence, performance and accountability
  • Manage, train, mentor and continually develop property team members
  • Develop a strong tenant relationship and engagement program that elevates and differentiates the customer and tenant experience
  • Manage contract service and procurement functions including development of RFP's, scope of service and KPI performance metrics.
  • Manage all fiscal activities of the property and maintain full P&L responsibility
  • Maintain and develop as required a marketing and leasing strategy for both current and prospective tenants; collaborate with owner to achieve performance and leasing objectives
  • Serve as primary owner contact; develop and provide owner and stakeholder reporting and presentations
  • Display in depth knowledge of building mechanical systems and collaborate with Operations Manager on Hines Standards and initiatives
  • Develop, direct and execute all emergency plans and procedures including:
  • Emergency plan, procedures, training and evacuation drills
  • Monitor emergency systems and equipment
  • Lead and/or assist with evacuations, bomb searches and life safety alarms as reasonable and prudent
  • Function as a fire life safety director while assisting emergency authorities and response teams
  • Ensure all government, industry and company required programs are instituted and maintained at the property
  • Support Hines development and construction teams during construction and project turnover with operational input in key areas including: FFE design/programming, MEP systems, construction walkthroughs and quality control, space programming, occupancy and substantial completion coordination, building startup and commissioning
  • Represent Hines in selected business, community and industry organizations and groups
  • Comply with all company and regional policies

Qualifications:

Minimum Requirements include:

  • Bachelor's degree in business administration or related field from an accredited institution
  • Two or more years related management experience
  • P&L responsibility and budgetary experience.
  • Property technology, Apps, CMMS, automation and energy management systems experience
  • Sustainability programs and certification experience including Energy Star, LEED, WELL, Wired, etc.
  • New building startup and commissioning experience
  • Successful completion of the Hines Property Management Program Training or equivalent real estate knowledge
  • Interact with employees, visitors and contractors with poise and diplomacy
  • Provide leadership to all property personnel
  • Maintain a calm demeanor in emergencies
  • Compose business letters, presentations, reports and related documentation in a professional and appropriate format.
  • Ability to present and speak before an audience with confidence and appropriate communication skills
  • Be a selfstarter that demonstrates strong initiative and customer service skills
  • Establish and maintain a team environment and cooperative working atmosphere among staff
  • Collaborate with colleagues and stakeholders in sharing ideas, information, and opinions that deliver decisions, conclusions, and/or solutions
  • Perform numerical and financial calculations
  • Analyze and interpret various types of data in order to draw conclusions and solve problems
  • Demonstrate proficiency in Microsoft Office software
