Job Description:

Your Team


Reporting to the VP, Process and Procurement the Contracts Manager is responsible for overseeing the purchasing of materials and subcontracted tasks for all homes to be built.

Responsibility includes base house and option budgeting, estimating material and service costs, including permits and area costs.


The Contracts Manager is responsible to provide reporting of costs and identify any risks to production or cost as they relate to business plan.


This is a management role, and the Contracts Manager will be responsible to develop and implement improvements to processes and procedures to optimize productivity and efficiency in the general operation/functions within the team.


Your Key Deliverables- Provide leadership to contracts, purchasing and estimating team, including performance management and objective setting.- Ensure balance, capacity and ability of tender lists and trades contractors and suppliers for all housing production needs.- Develop and implement new purchasing strategies to deliver ongoing cost reductions, value added opportunities and process simplification.- Promote a professional business relationship with trades and suppliers.- Monitor vendor performance to expected results and initiate corrective action and change process, when required.- Ensure all quote packages are accurate and complete, including all applicable schedules, scope of work and pricing sheets.- Oversee all tenders and follow up to ensure complete and timely submissions.- Compare bids with respect to prices, past performance (quality, ability to work on schedule, proper supervision of their tradesmen) financial stability, or in the case of a trades contractor new to the company, their relationship with other builders.- Oversee the preparation and revision of contracts that involve the purchase of sale of goods and services- Work on rebate program, exploring new opportunities, continuing relationships and reporting results of program on a quarterly basis or as required- Authorize matching invoices for payment of all purchased items and contractual agreements, in accordance with approved corporate policies- Ensure invoices meet the quoted requirements, quantities, and prices, and are properly signed off by Site Managers- Review and research variance invoices and prepare necessary job reconciliations pertaining to jobs under construction- Oversee proposal planning and administration of contracts- Support the negotiation of terms and conditions of contracts- Prepare contract briefs and revisions, summarizing contractual requirements and budgets- Distribute approved contracts to Trade/Suppliers and track authorizations and correspondence- Maintain detailed and organized files- Maintain base house and option budgets on all house types.

Submit quarterly base house budgets with variances explained- Work with contracts, purchasing and estimating team to complete all contracts prior to the production state of each new project.

- Obtain electronic signatures via Docusign on all subcontractor agreement and have new vendor paperwork, if applicable, completed- Work with Contracts, Purchasing and Estimating team to ensure addendums are completed for any spec changes or new house types added to product offering- Contracts Manager will be responsible to negotiate on behalf of Brookfield Residential to ensure the best cost is established for each model while ensuring production and warranty needs will be satisfied- Identify any problem subcontractors and formulate a course of action that can be implemented without any financial harm to the company and in accordance with the master subcontract agreement- Watch for new and different ways to save the company costs and gain a competitive edge over competing companies- Work with subcontractors and suppliers to provide
