The opportunity:

Join us as a VP of Portfolio Management, where you will play an instrumental asset management role in shaping the strategic and financial trajectory of a portfolio of assets within some of BGO's largest real estate funds.

Your asset management expertise will guide the optimization of returns from a diversified portfolio spanning industrial, office, retail, and multi-residential properties, as well as development across the Greater Vancouver Area.

Your role doesn't stop at portfolio/asset management.

It's about fostering collaboration—working seamlessly with teams from property management, leasing, development, and finance to holistically steer the portfolio's direction consistent with the Fund's strategy.

This position will report into the Managing Director, Portfolio Management who is based out of Toronto


What you will do:


Strategy:


  • Integrate client strategic objectives with asset recommendations, including valueadd or enhancement initiatives and hold/sell decisions based on a thoughtful, comprehensive riskreturn analysis.
  • Prepare annual strategic asset plans and, where applicable, a development or redevelopment plan
  • Assess existing assets for opportunities to densify, enhance income, and protect and grow asset value.
  • Utilize strong financial modelling skills to support recommendations and decisions.

Operations Oversight:


  • Provide high level oversight of all elements of property and portfolio performance including leasing parameters, rent collection, and capital programs.
  • Support the real estate management team with timely approvals of lease transactions and capital expenditures as required. Provide thoughtful insights and direction that ensure strategic goals are consistently met.
  • Develop overall strategies based on an ongoing review and knowledge of market conditions in conjunction with annual property plans and communicate priorities to leasing representatives and property managers.
  • Assess lease transaction impact on valuations via Argus modelling.
  • Occasionally carry out onsite reviews of the assets
  • Assist the Client Portfolio Manager and investor clients as requested; this may include special reports, asset tours, market information, recommendations, etc.
  • Ensure all properties comply with the client operating guidelines and policies as required.

Presentations and Reporting:


  • Report significant activity including occupancy, capital programs, development progress, financial performance, etc.
  • Support and assist with the quarterly valuation process.
  • Analyze and monitor performance utilizing Argus & Excel modelling.
  • Review ongoing property and financial reports.
  • Provide reviews and advice as required for the quarterly appraisal process.
  • Create or refresh Annual Asset Plans for each property that sets out overarching strategy and key imperatives for each asset in the portfolio.

Acquisitions & Dispositions:


  • Work alongside the Investment Team on identified acquisition targets by engaging as part of the assessment and due diligence teams, as required.
  • Develop and present recommendations regarding the sale of assets that no longer meet client strategy.
