Position Description:
***: The Maintenance Supervisor is defined as the Equipment Reliability Asset Owner for assigned asset; accountable for overall equipment reliability, asset maintenance budget and cost performance. They have accountability for ensuring the total technically based "Equipment Maintenance Program (EMP) is in place for the asset.
As a people manager, the Maintenance Supervisor is directly accountable for the work executed by assigned resources, their performance management, and resulting Health and Safety performance.
The Maintenance Supervisor provides technical support, (research, solutions, standards, etc.) to the Redevelopment Team and Trade personnel, including advanced and specialized support in various building system and building sciences.
The Maintenance Supervisor also reviews and analyses information and recommends or implements changes or improvements to the Building Services policies, procedures and processes, maintenance routines and contracted services.
This position is also responsible for management and administration of the CMMS (Computerized Maintenance Management System.)QUALIFICATIONS:
- 2 year Technician diploma from Community College in a related Building Services field
- Certificate of Qualification in a related Building Services Trade
- Membership in related associations such as, ASHRAE, CHES, SMRP, IFMA, BOMA is an asset
- Minimum three years practical and related experience supervising trade activity required, preferably in a unionized environment
- Experience in a technical trade role is required
- Project Management experience is required
- Experience with Building Automation and Management systems is an asset
- Experience with Computerized Maintenance Management (CMMS) and Computer Aided Facility Management (CAFM) systems is required
- Must have excellent ability to clearly explain advanced technical operations and issues in a manner that is easily understood both verbally and written
RESPONSIBILITIES:
- Fulfills all requirements of a Supervisor under the Health & Safety Program.
- Supervises a team of multidiscipline tradesmen.
- Monitors the workload and schedules and makes changes or improvements as necessary.
- Holds team members accountable for performing their designated tasks against specific work directions.
- Champions the Health & Safety Program for assigned resources by holding team members accountable for performing their designated roles.
- Leads the Performance Management Process (Attendance, Performance Reviews, etc.) and holds team members accountable for their roles in the Performance Management Process.
- Coaches and mentors assigned workforce in order to meet asset performance standards in support of department goal.
- Coaches Trades to identify and provide solutions for technical and process issues and problems.
- Adheres to all SJHH policies and Building Services house rules controlling availability of work group resources such as vacations, shift changes, hours of work etc.
- Interact with governing bodies (TSSA, Fire Department, Insurance Companies, etc.) to ensure SJHH meets or exceeds code requirements.
- Monitors performance and conducts quality inspections on contractor and employee work and provides guidance or initiates corrective action as required.
- Assists the Manager of Building Services to develop and maintain a system of reduced demand maintenance and increased preventative maintenance to ensure efficient operation of hospital infrastructure and management of resources.
- Monitors and manages legislative compliance requirements and provides reports and interface with the authorities.
- Initiates and supports procurement of services or parts/material for ongoing work or project work from subcontractors.
- Maintains a collaborative relationship with internal resources and external resources, including legislative authorities to support operational objectives.
