Residential Property Manager to join the growing team.


Key Duties:


  • Assisting with daily supervision of building staff, establishing and maintaining an excellent climate of working relations with tenants, staff and contractors, consistent with encouraging improved service and performance;
  • Responding to Tenant complaints and service requests in a prompt and effective manner;
  • Supporting a team of Residential Guest Service Agents, approving scheduling and ensuring all rules and procedures are followed;
  • Assisting Tenants with navigating all options for subletting, moving, etc., and showing apartments to prospective Tenants;
  • Performing move in and move out inspections, ensuring any work needed is performed by Maintenance;
  • Ensuring all items in the Tenant portal for maintenance are handled in a timely manner;
  • Inspecting the common areas of the Residences regularly;
  • Liaising with Leasing to ensure communication is maintain for upcoming leases;
  • Assisting with lease administration and Tenant billing, ensuring Tenant compliance with the Residential Tenancy Act;
  • Keeping their supervisor and others in the organization well informed of operational/property specific issues and of any unusual matters which might affect approved plans and budgets;
  • Ensuring a safe working environment for staff and contractors and that OH&S requirements are followed by playing a key role to ensure policies are developed and followed;
  • Ensuring that all equipment and company assets are well maintained in the highest manner in accordance with maintenance protocols and budget specifications;
  • Reviewing of financial statements for assigned properties; preparing analysis and reporting on variances to budget;
  • Support with budget tracking and analysis;
  • Reviewing, tendering and negotiating building service contracts to ensure prudent, costeffective practices;
  • Conducting and documenting periodic comprehensive building inspections, as well as routine follow up to ensure completion;
  • Creating tenant and building communications for distribution;
  • Ensuring that all company policies and standards are observed.

Education/Experience:


  • A minimum of 1 year experience with the Residential Tenancies Act;
  • Previous experience in property management is a significant asset;
  • Previous supervisory experience is a significant asset;
  • Postsecondary degree or technical diploma in a related field;
  • Excellent verbal and written communication skills a must;
  • Luxury residential property management experience considered an asset; and
  • Retail and or commercial property management considered an asset.
