Job Description:


The Assistant Manager, Operations is to assist the Manager, Operations in overseeing the operation with a mandate to ensure that documentation is complete and formatted for reporting purposes.

In addition, this position will set the tone and direction for the Operations Group through the Chief Engineer and Assistant Chief Engineer.


RESPONSIBILITIES:

  • Directly supervise all functions of the building's operating systems including HVAC, electrical, plumbing, building automation, life safety systems, emergency generators, fire protection etc., whether it be operating, repairs, maintenance or replacement.
  • Assist in maintain excellent employee, tenant and trade relationships, by dealing cooperatively with any concerns, meeting with tenants to resolve any comfort concerns that they may have and by dealing directly with the trades where they're involved in capital or major projects. Provide input that clearly represents and protects the property when dealing with the Construction Group. Ensure trades, while on site, are adhering to the rules and regulations of the building.
  • Assisting the Manager, Operations in the preparation, tracking and reporting on all related operating expenses and capital budgets while keeping with the annual objectives and establishing the scope and timing of capital expenditures relating to approved projects.
  • Assist by monitoring and adjusting preventative maintenance programs to reflect changing conditions and requirements and monitor the benchmark service reports to ensure that staff and contractors are meeting the deadlines set within both these systems.
  • Assist the Manager by collaborating on set objectives for the operational team, perform staff evaluations and monitor indirect reports evaluations to ensure that employees are meeting their objectives.
  • Investigate, develop, and implement methods by which to make the building a more environmentally efficient (energy management) and cost effective by way of lighting, heating, cooling or any other method prescribed as procedural by Brookfield Properties.

QUALIFICATIONS

EXPERIENCE:

  • Preferable to have 5 or more years of previous experience in managing one or more buildings in the downtown area of 500,000 1,000,000 sq. ft. rentable area.
  • Experience and knowledge of project management and preventative maintenance concepts;
  • Knowledge of engineering concepts related to central heating, cooling, ventilation and base building systems, including computer based DDC systems;
  • Knowledge of the T.S.S.A. Act (Operating Engineers & Boiler and Pressure Vessels) and applicable legislation governing our industry;
  • Selfmotivated, team player, good organizational skills.

EDUCATION/DESIGNATIONS/LICENSES:

  • Formal training and/or provenapplied experience in energy management and building codes;
  • Proficient computer skills (Word, Excel, Lotus Notes, Visio);
