Summary
Our company needs a full-time Maintenance Worker to join our staff.

The worker will ensure efficient and timely operation of the community, as well as showing support and enhancing the daily lives of the residents while providing them with the highest levels of service as possible.

This position will require someone that is flexible and able to work well under pressure.


Responsibilities

  • Perform general maintenance to mechanical systems of buildings and advise on any potential problems (e.g. fire control log book, emergency lighting, call bell system)
  • Repairs in electrical, plumbing, carpentry, and general maintenance
  • Keep appraised on current legislation and procedures, building codes, etc.
  • Check daily the Fire Alarm system is properly working order and results recorded
  • Take measures to perform preventative maintenance on equipment and tool, store in a place of safety, secured from access by unauthorised persons.
  • Maintain a high level of safety and cleanliness within buildings and surrounding grounds, repair as required with mínimal disturbance to residents/staff
  • Perform general maintenance of buildings and grounds within the community
  • Liaise with Resident Services Manager if specialist repair is necessary
  • Collect waste and ensure proper waste management procedures are carried out and inaccessible to residents
  • Streamline waste and control cost
  • Ensure boilers are functioning correctly, check water and room temperatures
  • In case of emergencies, you will need to be available via phone or in person as required for oncall support
  • Required attendance during training days, Health and Safety meetings, and any other meetings required by the Director of Operations
  • Assist with orientation of new employees regarding emergency and evacuation procedures
  • Fix any minor carpentry, paint, drywall, tile, electrical, mechanical and plumbing repairs
  • Maintain a record of all instructions and use the local manual to carry out all special tasks, including use of equipment
  • Perform both major and minor repair work around the facilities.

Including but not limited to:
repairing/replacing locks, installing window blinds, etc.

  • Inspect regularly all electrical, mechanical rooms, Install and repair exterior electric wiring and replace bulbs and capacitors
  • All building works and major refurbishment will be coordinated and controlled by the Director of Operations or delegate.
  • General 'high' cleaning or cleaning that requires assistance in moving heavy furniture must be coordinated with the Resident Services Manager or delegate (e.g. carpet shampooing)
  • Perform inspection of the premises and ensure that any hazardous conditions are immediately taken care of, or reported appropriately
  • Investigate resident's concerns, inspect company equipment and report findings
  • Clean debris and dust from the assigned areas
  • Use specialized equipment such as blowers and mowers to perform cleaning duties
  • Ensure control panels and electric locks are in proper working conditions
  • Detect any defects and malfunctions, immediately repairing, and refurbishing the same.

Qualifications

  • Minimum of 13 years demonstrated experience in a multiple unit/building environment
  • Previous experience with pool equipment and maintenance practices and procedures
  • Must possess a variety of skills encompassing most of the construction trades
  • Good computer skills using database and an electronic communication software
  • Excellent spoken and written communication skills
  • Strong ability to organize and manage multiple tasks and prioritize as necessary
  • Exceptional team work skills
  • Knowledge of construction and/or retirement living industry an asset

Requirements:


  • Vulnerable Sector Police Screening
  • Valid G Driver's License and Clean Drivers Abstract
  • Ability to read, write, speak English

Working Conditions

  • Hours of Work: Multiple shifts including days/afternoons with an "on call" rotation schedule for evenings / weekends / holidays
  • Ability to sit/stand for up to 8 hours each day
  • Ability to lift up to 50lbs independently
  • Ability to climb ladders/stairs, work from heights, operate basic mechanical and hand tools and equipment
